Amazing location, with amazing views. Property was very clean and had all the facilities that we needed. Outside garden has a well running just next to the property which provides excellent atmosphere. Rooms are all quite spacious and beds are very comfortable.
The only set back was a WIFI, which wasn't working properly for us. the speed was quite slow. We couldn't connect internet it to the TV. But these days we all using mobile network, which worked fine for us. So we didn't minf at all.

An excellent accommodation that suited the 3 of us just fine. Just like being at home, with all the usual comforts of home. Spacious, warm, comfortable, beautiful outlook across to Ullswater, quiet and really quite isolated.
The only slight drawback, if any, was the access & egress from the driveway onto the A592 from which access is gained. It is a difficult turning which has to be very carefully carried out. It is a property that is slightly remote, and footpaths are not too plentiful from that location. In general, a car will be required to explore the surrounding area.

There wasn’t much to dislike, we had a fantastic time and the children absolute loved it and loved exploring the grounds which were stunning 😊 cosy and comfortable and would highly recommend.
Not really a dislike but couldn’t find suitable lake access over the road as in the description. There were 2 gates but these were both locked and it’s a busy fast road for walking down with the children and water sports equipment. However pooley bridge is only a few minutes drive so didn’t really bother us 😊

The space was good and the bedrooms great for a family although the settees may have
seen better days and could do with replacing and the hearth rug too as it became a bit of a trip hazard as on
one of the staples pinnig it to the carpet had come away and a corner was curling up.
It was a nice place to stay for a large family, however, the kitchen appliances ie the toaster is not really compatible with the a large family as a 2 small slice toaster didn't really work well a larger 4 slice at least would be an improvement.
I think the main concern with us was the communication from the management company as we only actually got to speak with them 1 hour before we were leaving to travel after nearly 3 weeks of trying to get answers to questions
we had asked via the online booking site contact information. Secondly was in the information it stated a 10.00 am check out, however on the checkout day the cleaner arrived at 9.00 am and pointed out that the new time was on a separate piece of paper paper from the property information file. I think this should have been made more clear on a sign or something more appropriate than a letter on the side cabinet.
