The breakfast spread was so quaint and amazing. It was just enough to satisfy! The service was kind and attentive, and my room was incredibly comfortable! I enjoyed meeting my fellow travelers and chatting with them during breakfast time. The only thing that may be helpful is to put little labels on the food so visitors can better discern what everything is.
The only things that I'll mention (that in fact did not affect the quality of my stay) was the parking area, it was quite small, and the lines were hard to see. As far as the signs for the entrance itself, I feel they need to be a little larger or more obvious. It was a little hard to see where I was supposed to pull into in the dark.

Convenient to local college. Friendly owner. Very clean. Nice outdoor porches, rained so we could not enjoy. Had coffee and tea available to guests all day/night.
Breakfast could have been better. Used to B&Bs offering a hot meal. No cold water available to refill water bottles. Bed was too soft.

Kenneth was very nice! and a good communicator before checking in.
Our room was a bit worn. The sheets were stained. Mold was above the mini-split unit. The furniture was worn and broken. The end table's leg was broken near the bathroom, and the light in the bathroom fan didn't work.
