Location
I stayed at The Landing Resort & Spa in South Lake Tahoe, and overall, I would not recommend it.
The staff was nice and welcoming, which I appreciate, but unfortunately that’s where the positives mostly end. The room was very small, outdated, and definitely not worth the price they charge. On top of that, they required a $150 incidental hold, which feels excessive—especially when places like Hyatt only charge $75.
The only real advantage of this hotel is its proximity to the beach.
We arrived at 2:00 PM, but were made to wait until 4:00 PM to get our room, which was ridiculous. Then on checkout day, someone knocked on our door at 10:00 AM to remind us of checkout—even though we were already packed and ready to leave. That felt unnecessary and unprofessional.
Overall, the experience was disappointing for the price. I don’t recommend staying here. You’re better off booking any cheaper hotel in the area, walking 5 minutes to the beach, and saving your money instead of wasting it here.

The room was spacious and comfortable. The location next to the lake was beautiful
It was unfortunate that the restaurant was under renovation

Loved the room layout, fireplace and amenities. Great bathroom and spa tub. And of course, lake view is beautiful. Coffee bar, cocoa bar and s’more station great additions.
Used the shuttle service multiple times and the service was EXCELLENT - making the extra few blocks to the gondola /
Village no issue. Would highly recommend!
Sadly, the restaurant was closed when we were there.

Great location for visiting South Lake Tahoe.
It was disappointing to learn Jimmy’s was closed due to construction. Also that there wasn’t no breakfast available for the same reason.

Bathroom wasn’t as big, not even a double sink for a 2 bed queen room, bad lightening

Beautiful view, comfy bed
The description of the room was not what we got, defiantly not worth the price. It was a pet friendly room, but the dog could barely turn around in the room it was so small. The fridge did not get cold, the fireplace worked about 50% of the time, and the heated bathroom floor advertised did not work at all.

The view from our room! The restaurant Jimmy’s! The spa tub in our bathroom and the steam shower in our bathroom.
Some of our windows needed cleaning. Some things were not working properly for example, the fireplace was hard to light with the switch and kept turning off. The heated towel rack was broken. The provided iron had melted fabric on it but they kindly replaced it with a new one!

Good location
Good location but if you need a view, you need to stay at least 2nd floor, first floor is located right next to public road.

Clean, delicious coffee and water always available. We had a couple of room issues that were fixed and taken care of right away. Spa pricey, but excellent. Loved the hot tub and location. Although not in season we enjoyed the private beach and the lake’s proximity to the resort.
Room gas fireplace keep shutting off and sink faucet fell off requiring fixing. Room and bathroom very clean and spacious. Friendly and helpful staff.

Proximity to lake
Layout of the hotel is just weird - after entrance to hotel you walk through the back of house offices
Jimmys restaurant menu is far too pretentious and there isnt a smaller room service menu - you can only order from the main dinner menu
Bottled water is $12 which for an expensive hotel is just money grabbing tactics

It was close to heavenly Village within walking distance, and the lake was right across the street. We liked the property.
There was not much to dislike.

The proximity to the lake and town were excellent, as was Jimmys the restaurant.
I booked two rooms at the property some months in advance at the same price level , one for my wife and myself and an other for travelling companions. The rooms were nowhere near each other and one was twice the size of the other. These issues annoyed us.When brought to the attention of the staff they were totally disregarded and fobed off unceremoniously. Another issue was at 3am and 4am when I went for a drink of cold water from the bathroom sink , the cold tap and the hot tap both had hot water, which on enquiring the next morning the management strenuously denied. An odd occurrence which I have certainly never seen before.

Nice location opposite lake, and a short walk to the shops / restaurants/ bars at Heavenly village
The roof terrace wasn’t really set up for guests, I think after a wedding having taken place. Although a nice hotel, it was very expensive compared to others we were staying at during our trip jn Northern California.

Hotel is nice but I would not categorize it as a 5 star hotel. It is a 4 star hotel. Staff is nice and helpful + the shuttle is convenient! Beach is great and I preferred the beach restaurant with the view (not hotel operated).
Nothing was too bad. Maybe some effort to decorate the terrace/roof would be nice. Furniture up there are from Wayfair..

The location
I don’t know where to begin as this hotel has so many problems. The images on their website are extremely deceptive. The hotel highlights that they are located directly on a Lake Tahoe beach. What they failed to mention is that this is a private beach and is completely gated by an iron fence. It is owned and operated by an HOA and although the hotel provides guests with a daily pass, it has strict opening and closing times. In front of the gate are parking spaces. I booked a lakefront room and was allocated a ground floor room with an outside small patio. The room was dark, musty and very cramped. Worse of all though was the fact that I had no view of the lake but instead I had a view of parked cars and the beach fence. When I walked outside after checking i, I had difficulty finding my room as I had to first wade through areas filled with old furniture and fixtures which were being stored. After seeing my room, I went back to reception and complained about my lake view room. As an alternative, they offered me a 3rd floor ADA room which was larger but had no view. I stayed in this room for 3 days but found it was not clean and was long overdue for refurbishment. Don’t be fooled by the misleading photos on their website. This hotel is probably a 3 star at most. This hotel is outdated and needs to be renovated. Most of the staff appear to be summer hires and provide poor service. There does not appear to be to be a Manager of the hotel. The hotel robes in my room were ancient and had holes and piling. The chair cushions in my room had big stains.

Nice view if the Beach is not full
There is a door between our room to the room next to us , very bad

A really good hotel, comfortable and spacious rooms, nice pool area, and just near the beach. Super friendly staff that goes above and beyond. Food at the restaurant is good, although a bit limited options.
Free bikes are available to guests, but in all honesty, they are in such poor condition that you can’t drive much more than a few miles from the hotel.
Parking charges - which we weren’t aware of - are really high. 30$+tax while there’s plenty of free street parking is absolutely unacceptable. As a minimum, you should explicitly ask your guests in advance if they want to use it and explain the cost and the alternatives.
No breakfast included, but we knew that.

The food was amazing as well as the wait staff. We ate all of our meals there. We had a wonderful stay-so relaxing and the property is so well designed for a small space - loved the room, the rooftop terrace, the pool and beach. What more could we ask for?
Nothing. It is a little pricey and the beach is crowded on the weekend. It really isn’t a private beach since anyone can go there after paying. We will definitely return - probably during the week for fewer crowds in the summer.

The location is close to the lake.
The property was decent, but overpriced for the negligible service that you get. The girl (she had dark hair, can’t remember her name) who helped with the check in was knowledgeable and helpful, but the other girl (she had blond hair, can’t remember her name) was dismissive, unhelpful, and rude. I requested my room to be cleaned on the first day, and no one cleaned it. They only give 2 passes to the lake, even though there were 3 staying at the facility. In addition, I scheduled a pickup from the village and the blond girl told me it would take 10 minutes for the shuttle to arrive. I waited for 20 minutes with my family, and the shuttle never came. We ended up walking back.

Description was that the room reserved was beachfront. However the hotel itself is across a street from the beach, which also closed at 7pm. I feel that photos and description was false advertising the beachfront location. That was the main reason for booking this particular hotel, which I won’t book again.
