Guests also have access to the shared tennis courts and the property's spacious grounds, including a large lawn area, offering plenty of outdoor space to enjoy. «Free private parking is available on the grounds and is included with your stay, providing added convenience for guests travelling by car.

To ensure peace of mind during your stay, all reservations require either a £500 refundable security deposit or a £20 non-refundable Damage Waiver, which covers accidental damage up to £200 (applicable to non-Airbnb bookings only). This property is a self-check-in property. You can check in any time of the day as long as you respect our standard check-in time (3 p.m.).

Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke odour, ash, butts, etc.), we reserve the right to charge a minimum smoking fee of £300.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
