Les Charmes
"Les Charmes de La Roussie" is a traditional farmhouse dating from 1862, built in golden stone under a typical Périgord roof. The property can accommodate 8 adults, and offers you all the necessary comfort for a pleasant stay.
The house is located on the edge of a small hamlet, only 4 km from Sarlat.
With its private swimming pool and numerous terraces nestled in a vast wooded park, the house offers privacy and a breathtaking view of the Enéa valley.
The accommodation
The house offers modular living spaces combining all modern comforts (including Wi-Fi) with the charm and character of the original. The rooms are tastefully decorated, each in its own style.
On the first floor, you will find a large, fully equipped modern kitchen, open to the dining room, as well as a living room with a large screen TV and fireplace. A corridor leading to a separate WC leads to the master suite; Located in the former carriage house, it has a bay window opening onto a private terrace, a king-size bed (180x200cm) and an en-suite bathroom with a walk-in shower, accessible to people with reduced mobility and wheelchair users.
Upstairs are a second living room, three double bedrooms and a large family bathroom equipped with a shower, bath, double sink and toilet.
In the old barn, exposed beams give a rustic feel to a lounge/bedroom area as well as the last bedroom, equipped with two single beds. Climbing a step to the old farm house, there is access to another double bedroom with original oak flooring and a king-size bed (180cm wide). A second bedroom has two single beds set in the alcove of an old traditional fireplace; these beds can be joined together to form a large 180 cm wide double bed. This 'fireplace room' opens onto a private terrace under a beautiful lime tree and enjoys the morning sun.
A cot and high chair are available on request.
A laundry room with external access is equipped with a washing machine and dryer. The property has ample parking space and is largely fenced by hedges and walls.
The large swimming pool measures 9 x 5 metres, has a constant depth of 1.75 metres and is secured by an alarm. The pool area includes a dining table under a retractable blind, sun loungers, a solar shower and a gas barbecue. The pool and terrace offer beautiful views of the Enea Valley during the day and a spectacular starry sky at night. Several other terraces are laid out around the property, providing lounging areas in the sun or shade.
The house is set on a private plot of approximately 4,000 m² (one acre), on the edge of a hamlet, and enjoys open views. Its mature trees and charming stone outbuildings give it a parkland feel. We preserve the natural surroundings by leaving part of the meadow unmowed in the summer to encourage wildflowers and insects. Bats roam the sky at night.
Traveller access
The house is 4 km from the historic town of Sarlat (a national heritage site) and 1 km from the village of Proissans, which has a bakery and butcher's shop. The house has its own private driveway with gate and parking for up to four cars.
Access from the parking lot is step-free, which is suitable for wheelchair users.
Other notes
Linen and towels (except pool towels), soap, shampoo, sponges etc are provided. During your stay, the gardener or pool cleaner can come to the property for an hour or two of maintenance. If they let us know they're coming, we'll let you know, but that's not always the case
Here are some details about what we don't offer:
The house is old with rustic stones, exposed beams and lots of small corners. Our team does its best, but the next day there will always be a new spider's nest somewhere.
The pool is not heated. We offer mosquito nets for windows and fans, but we don't have air conditioning.
We don't offer a manicured lawn, but sloping meadows. Part of these areas is mowed only once a year in order to preserve a flower meadow conducive to biodiversity (birds and insects).
The grounds are planted with tall trees; so in late summer and autumn, the leaves fall faster than our maintenance team can pick them up.
In high season, weeds in the beds grow faster than our gardener can intervene; Also, you probably wouldn't like to see the gardener working alongside you while you sunbathe on the terrace. So it's possible that some weeds are visible.
The house has two bathrooms and three toilets, but the large bathroom on the first floor is attached to the bedroom on the same level. If you prefer not to share this bathroom, then there is only one bathroom and a separate toilet for the other bedrooms.
