A Home to Relax and Unwind
Each flat opens into a skylit open-plan living and dining space with leafy views and a smart TV to unwind in front of. The kitchen sits straight off it with an induction hob, oven, microwave and washing machine, so a group cooking together has room to spread out. Bedrooms are carpeted and calm across both flats.

Set in a quiet residential pocket in Newsome, you are well placed for green space and an easy run into town. Beaumont Park with its woodland walks and waterfalls is a short stroll, and the moors and hilltop views are a quick drive out.

Good to Know Before You Book
The property spreads across two self-contained flats over the upper floors of a converted building, reached by stairs with no lift. Some loft-level rooms sit under sloped skylit ceilings, so headroom is lower in places. Bedrooms and living areas are carpeted, so shoes should be removed inside. Self check-in is via a lockbox at the apartment door, with full instructions sent on the morning of arrival. Parking is free at the rear for up to 5 cars, subject to availability, and vehicles should be registered on arrival. No smoking, parties or events anywhere on the property, and pets are not allowed. Quiet hours run 8pm to 8am for the neighbours.

Extra charges
Early check-in and late check-out can be requested after booking, subject to availability, through a secure third-party platform: 1 hour for £25, or 2 hours for £40. Parking beyond 5 cars is charged at £10 per day.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
