Summary:

Wake to calm cove views at this open-concept lakefront home, tucked at the quiet end of a large Lake Anna cove directly across from Lake Anna State Park. Floor-to-ceiling windows fill the great room and sun room with natural light, a wraparound deck runs the length of the home, and the private dock and boathouse come stocked with complimentary kayaks and paddleboards. Four bedrooms plus a lower-level retreat sleep up to 16, with single-level living and a wheelchair-accessible primary suite.



The Space:

Avoca Cove is an open-concept lakefront home on the public side of Lake Anna, set at the end of a large, no-wake cove and looking straight across the water to Lake Anna State Park. The main living areas open to one another beneath large windows and skylights, so natural light and lake views follow you from the kitchen to the great room to the sun room.



MAIN LEVEL

The great room centers on a deep sectional sofa, a gas fireplace, and a 60-inch smart TV, all open to the dining area and kitchen. The dining space seats 15 between the table and the bar. A glass-wrapped sun room with floor-to-ceiling windows looks out over the lake and forest, with a record player, games, and easy seating for slow afternoons. The well-equipped kitchen is ready for big group meals, with a KitchenAid mixer, Ninja blender, and a coffee maker for lattes and cold brews. The main-level primary suite is filled with natural light from large windows and opens directly to the deck, with a king bed, a telescope at the window for stargazing, and an ensuite bath featuring a double vanity and a wheelchair-accessible walk-in shower. A main-level powder room completes the floor.



UPPER LEVEL

Two comfortable bedrooms each offer a queen bed and share a hall bath. A large bonus bedroom is built for the younger crew, with a king bed, a twin-over-full bunk, and a pull-out sofa, plus a sitting area with bean bags, a 50-inch smart TV, and an Xbox.

At the waterfront, guests may dock a boat at the dock; the boat lift is for owner use only.



The Neighborhood:

Avoca Cove sits on the public side of Lake Anna, directly across the cove from Lake Anna State Park, where hiking trails, fishing, swimming, and nature programs are just minutes away by car. The quiet, protected cove makes for calm mornings and easy paddling close to home. Grocery stores and restaurants, including a Food Lion, are about a 15 to 20 minute drive, with marinas, wineries, and breweries scattered around the lake. Lake Anna Winery, Coyote Hole Ciderworks, and Cooling Pond Brewery are local favorites. For day trips, Kings Dominion, historic Fredericksburg, and Montpelier are all within easy reach. Richmond is about an hour away, Charlottesville about an hour and fifteen, and Washington, D.C. is roughly 90 minutes to two hours by car.



Getting Around:

The home sits on the public side of Lake Anna, with Lake Anna State Park just across the cove. The nearest grocery store and restaurants (including a Food Lion) are about a 15 to 20 minute drive, and you'll find marinas, wineries, and breweries scattered around the lake within 20 to 30 minutes. Richmond is roughly an hour away, Charlottesville about an hour and fifteen, and Washington, D.C. is around 90 minutes to two hours by car. - Pet Policy: Dogs only, maximum 2 dogs. A $150 non-refundable fee applies per pet. No cats, please.

- The boat lift is not available for guest use. The dock, boat slip, kayaks, and paddleboards are all yours to enjoy.

- For the security of our guests and home, exterior cameras are located at the front doorbell and facing the driveway/garage area. There are no cameras inside the home or facing the lake.
