🏠The Apartment
- Bedrooms: 2 total (1 double + 1 single). Max 3, but best for a couple with child.
- Living: Central lounge for relaxing; single bedroom best as a child's room but doubles as a workspace.
- Kitchen: Compact and separate for light cooking.
- Cooling: A/C in the main bedroom; leave the door open and it comfortably cools the lounge. Fans provided elsewhere.
- Balcony: Small perch off the main bedroom to a quiet interior courtyard - great for morning coffee.

You’re in Eixample’s iconic grid, right by Passeig de Sant Joan - brunch, tapas, local fare, and evening drinks on leafy promenades. Ask us for our personal recommendations - we have many!
Walk 8 min to Sagrada Família, 15 min to Arc de Triomf, and about 20 min to Passeig de Gràcia with with its luxury boutiques and modernist landmarks including Casa Batlló.
Supermarkets are less than 2 minutes from the front door for everyday necessities.
Exploring further? You’re 2 min from the Monumental metro (L2) for fast citywide connections (Plaça Catalunya, Las Ramblas, Gothic Quarter, Placa Espanya and beyond). Buses a short walk away reach the beach in ~20–25 min.

Natural light is at a premium in Barcelona and we’re no exception: the main bedroom has the best light; the other rooms are interior and cosier. The apartment sits at the rear of the building, so it’s quiet day and night. The balcony faces an enclosed courtyard - peaceful rather than scenic. The kitchen is compact and there’s no separate dining area; most guests enjoy nearby eateries or keep meals simple at home on the sofa.

📢 Important: Mandatory Guest Registration with Mossos d’Esquadra
According to public safety regulations in Spain and Catalonia (Decree 933/2021 and other legal provisions), all tourist accommodations are required to collect and report guest information to the Mossos d’Esquadra (Catalan police) prior to check-in.
This process is mandatory for all guests over the age of 14.
📩 How to provide this information?
To ensure a smooth check-in process, we kindly ask you to submit your guest registration information at least 24 hours before arrival via an online form. This will be sent to you during the booking process. Failure to provide this could result in penalties for the establishment, and so bookings cannot be guaranteed unless this information is submitted at least 24 hours in advance. We thank you for your understanding in this.

🔒 Data Privacy & Security
This guest registration is legally required for public safety reasons and complies with the GDPR (General Data Protection Regulation).
All data is securely transmitted to the system of the Mossos d’Esquadra and will not be used for any other purpose.

👥Please note, we do not accept bookings on behalf of others. The booker must be the principal guest.
🕓 Check-In & Check-Out
Check-in, check-out, Wi-Fi, and key handover are included in the price.
Late check-in fees apply as follows:
Between 8:00 PM and 10:00 PM: €30
After 10:00 PM: €50
After midnight on December 25th, December 31st, January 1st, and public holidays: €80
💶 Tourist Tax
As required by local laws, a tourist tax applies to all stays in Barcelona.
This tax is not included in the nightly rate and will be collected separately.
📆 The Tourist Tax rate will be €9.50 per person, per night (for guests aged 17 and older, for the first 7 nights).
Once your reservation is confirmed, you will receive a payment link to complete the transaction.
This tax helps support sustainable tourism. Thank you for your understanding and cooperation.
🗑️ Recycling and Garbage Collection
We recycle! Appropriate bins are labelled and provided, with along with a handy guide on the fridge. Garbage is typically collected from the municipal collection points early in the morning or late at night, especially in warm climates.
Please dispose of your trash before check-out in the nearby bins on the corner of the street block (30 secs walk).
🔑 Keys
Lost or unreturned keys: €100
Lock change: €350
If keys are left inside and a new set must be delivered:
Between 10:00 AM and 8:00 PM: €30
Between 8:00 PM and 10:00 AM: €50
🔐 Security
Please make sure all doors, windows, and balcony/patio doors are properly locked when leaving the apartment.
🧳Left Luggage
Unfortunately we cannot offer a left luggage service at the property, however, we are located 5 minutes walk from a luggage storage service (open 7am to 11pm)
🚭No Smoking or Vaping
Smoking is strictly prohibited inside the apartment and on the balcony. This includes cigarettes, e-cigarettes, and vaping. If smoking occurs, an immediate €300 additional cleaning fee will be charged to cover odour removal and deep cleaning. Guests may also be held responsible for any subsequent costs including but not limited to cancelled reservations, guest relocation, replacement of smoke affected items, or professional odour remediation if required. Smoking is permitted only on the street outside the building.
⚠️Damage, Missing Items, and Additional Cleaning
Guests are responsible for any damage, missing items, additional cleaning, or fines incurred during their stay beyond normal use. Costs for repair, replacement of missing items, extra cleaning (including stain removal, odour removal, or excessive mess), and any applicable building, management, or local authority fines will be charged to the guest via Airbnb. By booking, guests agree to cover reasonable costs incurred to restore the property to its original condition and resolve any violations.
🎉No Party Policy
We operate a strict no-party policy and apply zero tolerance to any breach.
If a party, gathering, or significant breach of the noise rules is reported, the reservation may be cancelled immediately without refund.
😌Noise and Quiet Hours
We respect our neighbours and expect guests to do the same.
Quiet hours are strictly observed between 10:00 PM and 9:00 AM. Excessive noise, parties, events, or any behaviour that disturbs neighbours or breaches local community regulations are not permitted.
These rules may be enforced by the local community association and/or local authorities.
⚠️ Responsibility
We are not responsible for lost, stolen, or damaged personal belongings during your stay. Guests are encouraged to obtain appropriate travel insurance.
Guests are responsible for their conduct and for complying with all house rules and local community regulations.
Guests shall be fully liable for any fines, penalties, damages, legal costs, or other losses arising from breaches of these rules, including any adverse impact on the property’s ability to operate or maintain required licences or permits.
📅 Long Stays
For stays of 28 days or more, a €250 management fee will apply.
In compliance with Spanish regulations (Alquiler de Temporada), guests staying 32 days to 11 months must sign a Temporada lease agreement on check-in, provide a copy of a valid government-issued ID, and provide a reason and evidence as to the nature of the stay. By completing the booking, you agree to these terms and acknowledge that that check-in instructions may be withheld until such details have been successfully provided.
