About this house rental

7 bedroom 4 bath beach duplex a block from the beach. Unit A downstairs has 3 bedrooms and 2 baths. Unit B upstairs has 4 bedrooms and 2 baths. Each unit is complete with kitchens and living rooms. One block from the beach and grocery store. A couple of blocks from Lido Marina shopping and restaurants. The perfect location for your family trip to Newport Beach.

This is a duplex. You get a 4 bedroom 2 bath unit upstairs and a 3 bedroom 2 bath unit downstairs. Perfect for multiple families who are traveling together.

I am available should you need anything but will give you the space you need.

This is a beautiful upscale beach neighborhood. The location is ideal. Walking distance to shopping, coffee, beach, shopping.

Here is the bedroom breakdown:

Unit A (Downstairs 3 bedroom 2 bath unit)
Bedroom 1 is master bedroom with King bed
Bedroom 2 is middle bedroom with Queen bed
Bedroom 3 has a full bunk bed (full size up and down)

Unit B (Upstairs 4 bedroom 2 bath unit)
Bedroom 1 master with King bed and twin bed
Bedroom 2 Queen bed
Bedroom 3 King bed
Bedroom 4 has 2 bunk beds (one with twin beds and one with full beds)

Each unit gets a one car garage. Garages here are small and because they are in the alley you will have to make a 3 point turn to enter so I recommend smaller vehicles if possible. This is also for parking on the street as it will be easier to find parking for smaller vehicles.

The garages have beach equipment.
2 beach chairs, 2 beach umbrellas, some beach toys, a surf board, a paddle board, and a boogie board in each.
Why do my feet get dirty when I walk around barefoot inside?

Please know that we clean the floor before you arrive BUT floors get dirty faster when you are close to the ocean due to salt-laden air, sand, humidity, and wind driven particles.
The Ocean constantly `sprays` our homes with invisible salt and sand-floors are just the landing zone.
The good news is you are really close to the ocean!
You must be 25 yrs or older to book.

Please be very considerate of my neighbors. This is a quiet neighborhood in the evening and the homes are very close to one another. Be aware that security patrols the area nightly and any complaints from my neighbors is considered a “House Violation” which will lead to the immediate expulsion from my home. We would like you to have an amazing vacation, but we must make it clear: Keep all the “Partying” at the local bars. This includes no drinking games of any kind or loud music at any time. Newport Beach Police will not hesitate to issue citations which can cost you up to $5,000.00. There will be no further warnings.

Properties may include a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. There is no electronic video surveillance monitoring or recording devices in the interior of the house.

Tampering with the noise alert monitoring device is strictly prohibited will result in a $1000 fine and cancelation of your reservation and removal of guests from property.

ABSOLUTELY NO SMOKING ALLOWED of Any Kind, anywhere in the home including the patio, driveway and walkways. This includes: Vaping, Marijuana or Cigarettes. We will receive complaints from neighbors, and we WILL charge for remediation of any smoke damage.

ADDITIONAL GUEST FEES

Guest must read house rules prior to booking. Violation of any house rule can result in the immediate cancellation of reservation.

(I.e., Declared 4 guests but we find there is 8 - $75 x 4 additional guests = $300)

Check outs:

Approved late check out request - $75 for every hour charged until 2pm (based on availability)

Unapproved late check out request - $150 for every hour until guest vacates unit

Unapproved guest refusal to vacate premises with local police escort out of the unit - $1000

Guest removal from property - $1000

(I.e. Throwing a party, unruly behavior, refusal to comply with house rules and involving local police to assist in removal. Guests can be arrested by local police for trespassing after the reservations has been cancelled by the host)

Trash removal - $200 - $500+

(I.e. Not complying with the check-out instructions and leaving home “trashed” with lots of garbage in the home or in the garage)

Additional cleaning fee - $150 - $500+

(I.e. leaving the home unreasonably dirty. Housekeepers must spend additional hours to deep clean and get the property back to its original condition)

Guest requested cleaning fee - $150 - $250

(Note: If you would like additional cleaning done to your unit, please contact the host)

Smoke remediation fee (vaping, cigarettes, weed, etc.) - $350 - $500+

(Curtains must be cleaned, furniture must be steam cleaned, additional disinfecting will need to be done – smoking is prohibited at all homes inside and outside)

Tampering with smoke detectors, Minut decibel noise readers and carbon monoxide detector - $1000

(This is a safety violation, and we have no tolerance for guests who tamper or remove these safety devices)

Towing fee $450

(Cars that are illegally parked that are towed. This fee is on top of the towing charges & storage by the towing company)

Damage to driveway and garage - $200 - $750

(I.e. oil leaks, cars that hit the garage door, cars that hit the drywall, etc.)
