Both residences feature comfortable living areas with sofa and loveseat seating, streaming TV, dining for 6–8, and sliding glass doors opening to spacious oceanview outdoor spaces. The upper-floor residence also includes additional side seating and opens to a private front deck, while the ground floor opens to the front patio.
Both kitchens are fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Laundry: A coin-operated laundry washer and dryer are located in the laundry closet inside the property wall along Seashore Drive. Complimentary laundry supplies are provided; however, guests must provide their own quarters.
Parking: Two single-car garage spaces (left and middle) plus one semi-covered exterior space on the far left side (between the sidewalk and garage). General street parking, both metered and unmetered, is also available. Please observe posted street sweeping signs and restrictions.
YOUR SPACE:
Guests will have access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the oceanview front patio and front deck. Please note that the front and rear rooftop decks are off-limits for guests.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The place was great. Beds were good, good water pressure, plenty of towels, great location, etc. the main issue we had was check in. We requested early check in months in advance (our flights got in early) and we were told it’s possible just to let them know 24-48 hours in advance since they would have to clean if it was rented the night before. We requested again 2 days early, no one had booked the day before we got there. We requested a day before and morning of. We were told every time that they’d try and let us know. I probably asked a total of 10 times in that 2 day window, (several times the day of) we were not given the go ahead until 10 minutes before normal check in at 3 pm. If we can’t have early check in then that’s fine, just tell us rather than giving hope.

The host communicated efficiently during the trip, but was not accurate in describing amenities (beach chairs) that came with the property. This was misleading and frustrating. The house felt clean but not deep cleaned, dishes in the cabinets had food on them from the prior guest. Smoke detectors died in both units during our stay, the oven didn’t work but they fixed it the same day it was reported. The beds were not comfortable. The properties were spacious and a great location to access the beach multiple times a day.
