**Construction Notice: The Holiday Villas III board of directors has informed us Holiday Villas III Condominium will undergo an exterior balcony, concrete, and painting restoration project. While your unit stack section is being worked on you may not have access to your balcony during parts of your stay. There may be noise during working hours (Monday-Friday 8:00am-4:00pm) and with parking adjustments during your stay, and potential pool closure.

Welcome to Balcony By the Beach, your newly renovated 2-bedroom, 2-bathroom coastal retreat at Holiday Villas III. Perfectly positioned along the sparkling Intracoastal Waterway, this inviting vacation rental offers stunning water views you can enjoy right from your balcony! Thoughtfully updated with modern finishes, the condo provides both comfort and style for your getaway. With direct beach access just steps away and a heated pool overlooking the water, you'll have everything you need for relaxing days in the sun and unforgettable evenings by the shore!

Kitchen: Stainless steel refrigerator, stove/oven, microwave, dishwasher, drip coffee maker, toaster, blender, mixer, crockpot, and air dryer. Basic dishes, cookware, bakeware, and utensils are provided. Basic spices, cooking oil, and coffee filters and/or pods are not always available.

Dining: Round dining table with seating for 4, plus 4 bar stools at the breakfast counter, and a beverage fridge.

Living Room: Comfortable leather sofa and loveseat, wall-mounted TV, faux fireplace, coffee table, ceiling fan, and sliding door that leads out to the balcony facing the beautiful Intracoastal Waters.

Bedroom #1: King-size bed, end tables, wall-mounted TV, dresser, closet, full-length mirror, ceiling fan, and an en-suite bathroom.

Bathroom #1 (Ensuite): Toilet, sink with counter space, LED mirror, and standing shower with detachable shower head. No tub.

Bedroom #2: (2) Queen-size beds, end table, full-size mirror, closet, wall-mounted TV, and ceiling fan.

Bathroom #2: Toilet, sink with counter space, LED mirror, and shower/tub combination.

Outdoors: Communal heated pool with sun loungers, grilling area, outdoor dining, and tiki hut. Across the street is a private fishing pier and secure private boat dock! There is a boat launch just yards away from the private dock, making launching and loading up a breeze.

*This unit is on the 2nd floor. The ground floor is parking, and there is an elevator. Shared coin laundry on every floor.

Important Information

House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. Adhere to the local noise ordinances.
5. Strongly enforced 7-night minimum rental requirement.

Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.

Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.

Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.

Parking: This condo has 1 assigned parking space labeled 210 across Gulf Blvd on the intracoastal side.
