Living Space and Bedrooms
The main living area is bright and functional, offering a comfortable space to unwind. There is a TV for entertainment, along with a selection of books and board games for quieter evenings indoors. The dining table seats up to five guests, making it easy to enjoy meals together.
The property has three bedrooms. One is a double room, while the other two rooms consist of a twin and a single. Each room provides storage with wardrobes and drawers, along with hairdryers for guest use. The layout works well for a mix of adults and children, with everything conveniently located on one level.
There is one bathroom, fitted with an electric shower. While there is no separate bath, the space is practical and easy to use for short or longer stays.
Kitchen and Dining
The kitchen is well equipped for self catering, with everything needed to prepare simple meals during your stay. There is a dishwasher for convenience, along with a Nespresso coffee machine and cafetière for those who enjoy a morning coffee.
Additional appliances include a washing machine, located in a cupboard within the living area, along with an iron and ironing board. A clothes airer and outdoor washing line are also available if needed.
Guest Access and Important Information
Guests have full access to the property and its private garden area. Please note the garden is not fully enclosed, so care should be taken with children and dogs. One well behaved dog is welcome, subject to a small additional fee, and we kindly ask that pets are kept off the furniture.
Parking is available on the grass area in front of the property. The property is accessed via a barrier, with the key provided alongside the main set of keys.
The property is heated with electric heaters, and there are a small number of steps leading up to the entrance.

Braeknowe is located in a quiet rural setting near Birnam and Dunkeld, offering easy access to woodland walks, scenic drives, and the wider Perthshire area. The surrounding landscape makes it a great base for exploring the outdoors, with plenty of opportunities for walking and enjoying nature.
Despite its peaceful setting, the property is still within a short drive of local shops, cafés, and restaurants in nearby villages.
