Guest Access:

Guests have full access to the home and outdoor areas. A unique entry code will be provided before check-in. Free parking is available on the premises for up to eight vehicles in the private driveway.



The Neighborhood:

The neighborhood is a quiet, rural-suburban residential area with larger lots, natural surroundings, and a slower pace of life. It’s well-suited to people who prefer space, privacy, and a car-dependent lifestyle rather than walkable urban convenience. Community feedback highlights its peacefulness and family-friendly feel, though access to shops, restaurants, and nightlife requires driving.



Getting Around:

Getting around the house is easiest by car, with quick access to PA‑115, I‑80, local attractions, ski resorts, and the nearest airport, Wilkes‑Barre/Scranton International; limited regional bus service is available but not walkable.

We’ve thoughtfully designed this home as a private retreat for comfort, connection, and memorable time together. To ensure a seamless and relaxing stay for you and our neighbors, please note:



✧ Occupancy & Visitors

Local guidelines allow up to 16 overnight guests, with up to 10 additional daytime visitors (maximum 26 people total on the property during daytime).



✧ Parking

The property comfortably accommodates up to 8 vehicles.



✧ Pre-Arrival Details

Prior to arrival, guests complete a short rental agreement, ID verification, and damage protection selection. This helps us prepare everything beautifully for your stay.



✧ A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $600 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection *7 business days*) or a non-refundable damage waiver of $40 per night (Maximum: $200) is applied to your stay, which covers accidental damages beyond normal wear and tear.

With multiple water features on the property, children should be supervised at all times to ensure a safe and worry-free experience.



✧ Peaceful Environment

Quiet hours are in effect from 10:00 PM to 8:00 AM. During this time, excessive noise including loud music, shouting, or other disturbances is strictly prohibited. Violations may result in fines and/or immediate cancellation.



✧ Flexible Arrival & Departure

Check-in is at or after 4:00 PM on your check-in day. Checkout is at or before 10:00 AM on your check-out day. Early check-ins and late checkouts may be available upon request and are subject to additional fees. Guests who stay beyond their designated checkout time are liable for any associated costs and expenses. For any late check out, we will reserve the right to charge $200 if exceed 20 minutes and half day rate if exceed one hour.



✧ Smoking, parties, and excessive noise, including on balconies and in shared spaces. Noise and smoking detection technology is used inside the suites to monitor excessive noise levels and violations of our non-smoking policy. Tampering with any of these devices is a direct violation of our house rules. Violations are subject to fines, starting at $1000, for each occurrence in order to pay to clean, deodorize, and repair damages.

The base rate includes 16 guests.

Additional guests may be added at $35 per person, per night (within occupancy limits).
