The Space:

Living & dining: Relax in a generous lounge with two deep green sofas, flat screen TV and sleek coffee table. The herringbone floor and neutral palette create a calm backdrop for entertaining or movie nights.
Kitchen: A chef’s dream—an expansive skylight floods the fully equipped kitchen with natural light. Enjoy ample counter space, a breakfast island with velvet bar stools, double fridge, oven, hob, microwave, kettle and toaster. Cookware, utensils and basics (oil, salt, pepper) are provided.
Bedrooms: Six spacious bedrooms sleep up to 14 guests.

• 2nd Floor: 1 double bed, and a room with 1 double and 1 single bed

Bathrooms: Three contemporary bathrooms and an extra WC are finished in marble and patterned tiles. Enjoy generous showers, plush towels and complimentary toiletries.

Guest Access:
Guests have exclusive use of the entire house—six bedrooms, 3.5 bathrooms, kitchen, living areas and small front garden. Self check in is via two secure lockboxes on the wall beside the door. Free on site and street parking is available. Please respect neighbours and keep noise down after 10 PM.

🔒 Guest Verification & Deposit
To ensure the safety and comfort of all parties, guest verification and a security deposit (or damage waiver) are required:
• ID Verification: After booking, you’ll receive a link to complete a quick identity verification through our secure online portal (photo ID and selfie). Your information is handled securely and used only for verification.
• Security deposit / Damage waiver: Choose either a refundable £300 security deposit (card hold released within 7 days after your stay if no damage is reported) or a small, non-refundable damage-waiver fee that covers accidental damage up to a set limit. Full instructions are provided after booking.
• 72-hour window: These steps must be completed at least 3 days before check-in, or the reservation may be cancelled for security reasons (we’ll send reminders to avoid any issues).
• Why we require this: Professional screening and damage protection help keep the home safe and provide peace of mind for everyone.
🚫 House Rules
• Check-in from 4:00 PM; check-out by 10:00 AM
• Children welcome (please note: cot/crib not available)
• No pets
• No smoking inside the property
• No parties, gatherings, or loud music
• Quiet hours from 10:00 PM–8:00 AM
• Please lock all doors and close windows when leaving to prevent water damage or theft
• Any disturbance, rule breach, or unauthorised activity may result in a £250 penalty fee
• Lost keys incur a £50 replacement fee
⏰ Early Check-in / Late Check-out
Early check-in or late check-out may be available upon request and is subject to availability.
• £30 per additional hour
• Must be requested at least 24 hours in advance
• All requests must be made via your Guest Portal
Late check-outs without approval may result in an additional night’s charge.
🛠️ Property Care
• Report any damages or maintenance issues to us as soon as possible
• Unreported issues may result in additional charges
• Avoid flushing wipes, tissues, or sanitary items, and do not pour oil or grease down the sink
• Damage to the property or its contents may be reported to the booking platform and charged accordingly
• Please turn off lights, appliances, and heating when not in use
