The second-floor balcony and ground-floor patio both offer views of the Pacific, creating inviting spaces to relax and enjoy the coastal breeze. With the sand at 27th Street Beach just steps away and the Newport Pier, boardwalk, and local dining all within easy walking distance, this home is an ideal setting for a memorable seaside escape.

The ground floor residence features a comfortable living and dining space with an upholstered sofa, side chairs, cable TV, and a dining table with seating for six. French doors open directly to the front ocean-view patio.

KITCHEN & AMENITIES:
Both residences include fully stocked kitchens with dishes, utensils, cookware, bakeware, and all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have exclusive and private access to both homes on this property. ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, four twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the hallway of each residence, with complimentary laundry supplies provided.

Parking: Four parking spaces are provided, with two tandem spots on each side of the garage and access from the rear alley. Compact vehicles are recommended. Additional metered and unmetered street parking is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
