Situated on one of the most desirable streets on the Newport Peninsula, just steps from the Pacific Ocean, this 4BR/2BA second-floor vacation home offers an ideal coastal retreat for families and friends any time of year . Positioned on a prominent corner lot just one house back from the boardwalk, the home captures abundant white water views without the premium of a beachfront location. Thoughtfully arranged to provide a clean, comfortable, and stress-free stay, the bright and airy interior is filled with natural light and offers seamless access to outdoor living spaces.

LIVING & DINING AREAS: The inviting living space features a leather sofa and loveseat set arranged around a TV with streaming and select live channels. Sliding glass doors open to the front oceanview balcony, allowing in coastal breezes and natural light. The adjacent dining area includes a table with seating for eight, creating a perfect setting for group meals and gatherings.

OUTDOOR SPACES:
Outdoor living includes a front oceanview balcony with a dining table for four, cushioned seating area, and propane gas BBQ grill. The third-level rooftop deck offers an expansive space with three dining tables accommodating up to 12 guests, a market umbrella, two chaise lounges, and sweeping ocean views—ideal for entertaining and relaxing above the coastline.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

YOUR STAY ALSO INCLUDES:

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence, including all interior spaces, the front balcony, and rooftop deck. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: Two twin trifold floor mats with extra linens and pillows are provided and are best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure availability and delivery prior to arrival.

Laundry: Shared coin-operated laundry facilities are located in the laundry room along the side walkway. Guests must bring their own laundry supplies and quarters.

Parking: Two single carport spaces are provided—one suitable for compact to mid-size vehicles and one accommodating most vehicle sizes (78" H x 95.5" W). Additional neighborhood street parking is available (metered and non-metered).

Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Our first annual family trip was awesome! We booked this condo for our stay and would definitely book it again. There were 12 of us - 9 adults and 3 children. We all had plenty of space! The views were amazing, the calming sound of the ocean can be heard all day. Walking distance to most everything. Beachview Rentals was in contact with us throughout the stay, checking in to make sure we were enjoying ourselves and making sure we had everything we needed. From check in to check out the process was a breeze. Unit was clean, we had every utensil and pot you could think of, plenty of linens and towels. Will most definitely book again in the future!

Great house and location! Had a great time at the house! Wonderful rooftop patio with a beautiful view of the ocean! Lots of space for everyone to spread out. The house management company was really responsive and great! My only comment would be that more pillows would be appreciated!

House was exactly as pictured, one street in from ocean. Walk or bike anywhere, even to the grocery store. Check in process was simple and communication with Beachview Realty was easy and timely. Bikes were delivered and picked up, didn’t have to do anything once they were ordered. Highly recommend, the whole week was flawless!!!
