Perfectly positioned in the heart of Brighton, you’re only moments from the lively Lanes, packed with shops, cafés, and nightlife, while the Pier and seafront are just a few minutes’ walk away. Inside, the open-plan living and sleeping area features a comfortable double bed with fresh linens, as well as a double sofa bed. The living area features a Smart TV with free Wifi, you can stream all your favourite shows and movies (just log in with your own account). The fully equipped kitchen comes with everything you need for simple home cooking - a washer-dryer machine, hob, kettle, microwave-combi plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a meal for everybody. In addition to this, we offer complimentary tea and coffee, salt and pepper - so please help yourself.

The open-plan living and sleeping area has a comfortable permanent double-size bed with fresh linens that ensures a restful night’s sleep, while the sofa bed adds flexibility for extra guests. The fully equipped kitchen comes with everything you need for simple home cooking - a washer-dryer machine, hob, kettle, microwave-combi plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everybody. In addition to this, we offer complimentary tea and coffee, salt and pepper - so please help yourself. You’ll find the sociable and light living room set up with a Smart TV and Free Wifi for streaming your favourite shows. The double sofa bed is not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie.
BATHROOM
The bathroom has a shower, sink, mirror and toilet.
We provide plenty of bath towels, hand towels and bath mats.

House Rules – Making Your Stay (and Everyone Else’s) Enjoyable
We want you to have a brilliant stay with us! To help make that happen – and out of respect for our neighbours and the property – we kindly ask that you follow these simple house rules:
Smoking
Smoking or vaping isn't allowed indoors. If you’d like to smoke, please exit the building onto the street and kindly dispose of any cigarette ends or related debris responsibly.
Noise
To keep things peaceful for our neighbours, please keep noise to a minimum between 10 pm and 8 am. That means no loud music or parties during these hours.
We’re not the anti-fun police – we want you to have a great time – we just ask for a bit of consideration so everyone can enjoy their evening (and a good night’s sleep!).
Please note: If there’s a call-out due to excessive noise, the cost will be deducted from your deposit.
Pets - Only small Pets allowed. Guests who travel with a pet are required to pay a £95 pet fee per stay. If you are travelling with one, please let us know in advance so we can guide you through this process.
Check-Out Time - Check-out is by 11 am. We kindly ask that you leave on time so we can get everything ready for the next guests. Late check-outs may incur a £50 per hour fee.
Before You Leave - Before heading off, we’d appreciate it if you could:
Do any washing up
Bag up your rubbish and place it in the appropriate bins
Return keys to the key safe
Switch off all lights
Make sure all windows are closed
Turn down the heating (especially during the winter months)
Not only does this help us prepare for the next guests, but it also helps us do our bit for the environment by saving energy and reducing waste. Every little bit counts – thank you!
Age Policy
The lead guest must be 21 or over. Unfortunately, we’re unable to accept bookings from groups where the majority of guests are under this age. If you’re unsure, just get in touch with us before booking.
A Quick Note on Deposits
If any house rules aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
