PLANAS 3 Designer Aparment with Terraza in Ruzafa SOHO

l'appartamento molto bello, pulito, spazioso, con cucina completa, bagno con doccia grande e terrazza completa con amaca, tavolino e ombrellone. Presente anche la lavatrice con già una miniscorta di detersivo, molto apprezzato. posizione ottima per visitare a piedi Ruzafa, quartiere vivace e pieno di locali. Ottima posizione anche per muoversi sia in bivi che col autobus. ed è a 20 min di camminata dalla stazione metro Xativa per andare in aeroporto.

L'unico problema che potrebbe verificarsi è la presenza di vicini rumorosi nell'altro appartamento a fianco in quanto l'insonorizzazione non è ottima. Se si ha la sfortuna di avere un gruppo di giovani che mette musica ad alto volume, entra ed esce tardi dal loro appartamento e parla a volume alto, purtroppo si sente tutto. Esteban, il proprietario è stato gentilissimo ed ha avvisato i ragazzi della presenza di altri ospiti, ma ovviamente essendo ragazzi non c'è stato molto da fare. La terrazza inoltre per quanto grande e attrezzata è poco vivibile perche è al piano terra, non ha vista, ed ha tutti gli appartamenti sopra.

This place was an absolute gem of a find and those negative reviews are rubbish. Its a huge, new apartment at the back of a building on a side st, with a gorgeous massive outdoor terrace off the kitchen that gets direct sun from 10am - 2pm. The kitchen is fully stocked with new appliances including a full size fridge freezer, a washing machine, oven and cook top. The bathroom has a large shower with excellent pressure and lots of hot water and the ac unit is super efficient and quiet. I lived here for 2 weeks and it was big enough for me to bring my bike in without impacting the space at all. The outdoor terrace is massive and has a lovely hammock and table and chairs, with a drying rack for clothes, along with an outdoor hose, bucket and broom that I used everyday for less than 2 minutes to hose off the pigeon droppings that appeared sometimes but were not a problem at all. It is surrounded by apartments that people live in, and the most I heard was the odd chair scrape or door slam. The apartment is perfect for a couple with maybe 1 child, as the sofa bed is quite hard but if you are only staying for 1/2 nights then a hard sofa bed is fine. They provided nice fluffy towels, shower gels and bed linens were good. It was an easy 15 min walk to the main busy part of town through gorgeous russafa neighbourhood or 5 min on my bike. There are cafes, bars and restaurants within 1 minute of apartment and supermarkets less than 5 min walk. Highly recommend and would not hesitate to stay again.

I bought a frypan and left it for guests to use on the hob, as there was no pots or pans.

Nous sommes restés une semaine dans ce logement et nous nous y sommes plu. Il est assez bien situé, beaucoup de commerces, bars et restaurants sont à proximité. La terrasse se trouve au pied de l'mmeuble dans une cour interieure et est un gros avantage. Elle est assez peu ensoleillée (plus en fin de journée) mais en avril, nous y avons pris presque tous nos repas. Le lit est confortable (même s'il était à l'envers quand nous sommes arrivés). Le logement est neuf et donc plutôt bien décoré et les équipements en bon état (douche, machine à laver ...). Le logement était propre à notre arrivée (sauf la terrasse)

A la lecture des commentaires précédents j'étais un peu inquiète (terrasse envahie de pigeons, inconfort du matelas du canapé lit, moisissure et acoustique). J'en ai fait part au propriétaire qui m'a fait savoir dans un message expéditif avoir géré le problème de la moisissure (ce qui fut fait en effet) mais qu'il ne pouvait rien contre les pigeons ni pour l'inconfort du canapé lit car seule une personne avait écrit ces commentaires. Alors, en effet, le canapé lit est peu confortable. Quelques pigeons trouvent refuge au dessus du tableau de fleurs (chez un voisin) mais le problème reste gérable. Ils ne nous ont pas trop dérangé (sauf pour la propreté de la terrasse principalement). En revanche, en effet, l'acoustique est très mauvaise, nous entendons les voisins ronfler. Il manque un grand fait-tout dans la cuisine ainsi que des verres à pied.

La ubicación está bastante bien, al lado de Ruzafa, no es Ruzafa realmente pero está a 3 calles.

Son bajos convertidos en viviendas vacacionales, son prácticamente nuevos pero se nota que la inversión ha sido lo más contenida posible, la separación entre las 2 habitaciones es un muro de Pladur hueco, se escucha respirar al vecino, si quieres intimidad quizás no sea lo más adecuado, el patio es un campo de batalla excremental de las palomas, parece que alguien de la zona las cría.
