Pet Policy
This property is pet friendly. All dogs must be included in the guest count of your reservation. A pet fee of $100 per dog applies to each stay, with a maximum of 2 dogs. Guests are responsible for their pets at all times and must pick up and dispose of all pet waste before departure. Any pet not listed on the reservation will result in a $500 fee.

Guests will be sent a vacation rental agreement by Durango Colorado Vacations (the property manager) to e-sign at the time of booking.
Please note that the primary guest must be at least 25 years old to book this property.
Note: This home does not have Air Conditioning. Most homes do come equipped with box and ceiling fans.
The cabin is supplied by a private well water system, which is common in this rural area. At times, you may notice slight discoloration or a mild sulfur smell in the water. This is a natural characteristic of well water and is safe.
The water level of the pond on the property will naturally fluctuate depending on the season and changing water levels.
A friendly reminder before you book your stay, is to remember we are trusted to manage independent and family-owned homes. We simply ask that you treat these homes and properties with the same respect that you would expect one to treat yours. Due to a recent uptick in unauthorized guest, pets and gatherings. We are implementing a strict "one strike" policy for any guest that are found having any unauthorized gatherings, pets, or guest with them in the home. Failure to disclose any of the stated above will result in immediate termination of stay with no refund being issued for unused nights.
Please note that most properties are outfitted with outdoor security cameras.
Cancellation Policy:
If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that are made more than thirty (30) days in advance of your arrival will receive a 100% refund minus a $250 cancellation fee. Between (29) days and fifteen (15) days before arrival, guest will be refunded 50% of the reservation amount. (14) days or less to arrival, no refunds given.
For reservations that are at least thirty (30) nights, the cancellation policy increases to sixty (60) days prior to the arrival date to receive a 100% refund minus a $250 cancellation fee Cancellations made between thirty-one (31) days in advance of your arrival and (59) days will receive a 50% refund.
Trip insurance is available for purchase and is STRONGLY RECOMMENDED.

We've stayed at this property many times over the years and, as always, our stay was very relaxing. The location is what brings us back year after year - tucked away from the world with only the sound of the river to keep us company. Don had great luck fly fishing and caught one of the largest trout we've ever seen. I spent my time disconnecting from my hectic work life to take in the peace and quite. I even got a little crafting done while there. The other thing we love is the proximity to Vallecito, Lemon & Durango. We had such fun driving out side car rig into town for lunch and for a little site seeing to the lakes.Thanks for another great stay.

My fiancée and I loved staying at Rio Cabana during our visit to Durango and the San Juan Mountains! The location of the cabin is fantastic. It's far enough away from town to be quiet, private, and relaxing but close enough to making driving in easy. The cabin was incredibly clean on our arrival. The cleaning staff obviously works very hard to make sure all of the amenities are ready for visitors. We had everything we needed! This cabin is perfect for a couple or small family looking for a beautiful and cozy place to stay!

The check in and check out process was made very difficult by virtue of the process used and the fact that there is zero phone coverage at the site. Example the lock code to empty garage was not available until you were given the check out instructions which is not available until the day and a few hours before your departure date. The gate opening and closing requirements were cumbersome. And finally although billed as pet friendly along with a 100 charge, pets are not allowed on the furniture or bed. So not so friendly for small furry friends. Besides a unique and quiet location, the WiFi was excellent so once settled in good communication was possible. For all these reasons I only stayed one night on a three day reservation.
