From Casa 225’s deck or a short stroll (Casita's) to the end of 20th Street, you’ll have some of the best views of this spectacular holiday tradition. Every unit is beautifully decorated for the season – complete with a pre-lit tree to make your stay festive and cozy.

About Casa 225



A beautifully decorated 3-bedroom, 2-bath luxury second-level home with air conditioned and jaw-dropping views of the bay, boats, islands, Fashion Island, Newport Coast, and even distant mountains. Look to your right and there’s the ocean—just across one street!



The gourmet kitchen is a chef’s dream, featuring a professional Viking range and everything you need to create memorable meals. The open-concept Great Room and the main suite both open to a spacious deck that spans the width of our building on a 45-ft lot. Outfitted with deep seating lounging, a Weber 3-burner natural gas grill, and a patio heater, it’s the perfect place to relax and savor the view.



Sleeps up to 8 comfortably: Cal King in the main suite, Queens in the secondary bedrooms, plus a high-quality Queen air mattress for 7th and 8th guests. Auto inflate/deflate double height (no lumpy sofa sleeper)

Guest Access:

You have total and complete private access to your Casa with a private entry and private covered courtyards for our 2 bd/2ba`s (no vacationing with strangers) and private decks for our 3bd/2ba`s



The Neighborhood:

In addition to our bay front location, the property is just a couple of short beach blocks (a beach block is about two houses..cross one street that divides the peninsula) from the ocean boardwalk and pier. And it`s within walking distance of many restaurants offering a variety of fare. Enjoy Mexican cuisine, seafood (including the famous Crab Cooker two blocks away, The Cannery, and Blue Water Grill), Italian, Sushi, and several fine dining restaurants such as Oceanfront, Nobu, Cannery, and The Dock. Try the new Louies` On the Bay..located next to Billy`s on the Beach!!



We are in a quieter location on the park beach front with the best views and location in Newport Beach. There is plenty of activity including renting paddle boards and kayaks around the corner to be delivered on the beach in front. No schlepping!! Summer recreation camps available on beach.



From the moment you walk through the dutch door, you`ll feel "at home" - and maybe a little pampered at the beach.



Getting Around:

There are plenty of cabs, car rentals, bike rentals, Uber, and Lyft. We are located close to restaurants and shops so there is plenty to walk to. During the summer, the city has a "woody" shuttle that runs on the peninsula and stops a block away.



Other Things to Note:

Bring your fishing poles! The main pier is for fishing and our small dock is for loading/unloading passengers. There are electric and motor boats for rent at the Pavilion. And there`s a great tot lot on our beach.



Parking is not an issue. There is a NO SHARE garage (takes smaller than a minivan) for each Casa with one exception, Casita 216A (LOWER) has a parking space on the right of the building. Medium or smaller car accessed by short driveway on left (may need spotter for backing in if your desire). Space 8 1/2 ft wide 23 deep. There is plenty of metered (by pay station...free at night) and non-metered parking. You can purchase a parking permit from the city (Blue Pole) for Lincoln Nav size vehicle. Must move for street sweeping.



Must be 25 or over to reserve and must stay on property during entire reservation time period

Provide number of guests staying.

Limit number of day guests to depart by 10PM.

Quiet hours 10PM–8AM. Strictly enforced. Take your group inside.

No large parties, weddings, or commercial business activities.

Small family bbq's are fine.

Pet friendly with prior approval of breed. Fee plus tax applies. NO cats.



Interaction with Guests:

Our VIEW Casa's are located beachfront next to one another or in the same duplex building on 19th St. Bay Beach at Marina Park. Our Casita's in back on 20th St. Need more space? Reserve multiple units.



Our office is open 7 DAYS 8am to 8pm. We are also available after hours through email or text.

This condo is perfect if you are traveling with small children. Walking distance to most attractions, restaurants etc. if you find a convenient, free place to park - don’t move your car! Parking is at a premium in New Port so add the parking fees to your vacation budget, just in case you have trouble finding a spot.
