Ideally located on the Newport Peninsula, this two-story 3BR/3BA single-family home is tucked into a private bayside garden oasis along one of Newport Harbor’s quiet side channels. Enjoy easy walking access to nearly everything, groceries, dining, shopping, the Lido House Hotel, Newport Pier, and more, while still feeling peacefully removed. During your stay, unwind or gather for meals on the lush rear patio by the water, offering a serene and private setting.

LIVING & DINING AREAS:
The living area features a leather sofa and a matching recliner arranged around a cable TV and a gas log fireplace, creating a cozy space to unwind. Sliding glass doors open to the private rear patio, while the open-concept layout connects seamlessly to the dining area and kitchen. A dining table with seating for four offers space to gather, with additional breakfast bar seating for two.

OFFICE SPACE:
A small office space offers a quiet spot to work, with a convenient access door connecting directly to the attached garage.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire two-story 3BR/3BA single-family residence. This includes all interior spaces, the private rear patio, the small office accessed from the attached garage, and the boat dock.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the attached garage, with complimentary laundry supplies provided.

Parking: Two small designated spaces. One space in a small single-car garage (mid-size vehicles or smaller). One space on the street across from the garage driveway (mid-size vehicles or smaller). Garage dimensions: 76" H x 96" W. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

House is perfectly located on water and near shops/restaurants. A short walk to the beach. Easy access to bike paths. Host: Jig is amazing!

When we turned on the fireplace, the entire 2nd floor smelled of gas, so we did not use it. The dishwasher is missing a roller, so we did not use that either. The location is great.
