Situated on one of the most popular beach streets on the Newport Peninsula, this inviting 3BR/2BA ground-floor residence offers a classic coastal getaway just two homes from the sand and boardwalk. With an oceanview front patio and a layout designed for comfort and convenience, this long-time guest favorite is perfectly positioned for making unforgettable beachside memories.
LIVING & DINING AREA:
The open-concept living space features a comfortable leather sofa set, streaming cable TV, and a dining table with seating for six. Additional barstool seating is available at the nearby kitchen counter, and French doors open directly to the ocean-view front patio, allowing for seamless indoor-outdoor living.

- Bedroom 2: Queen bed; ceiling fan
- Bedroom 3: Queen bed; full/twin bunk bed set; streaming cable TV; en-suite bathroom
BATHROOMS:
- Hallway Bathroom: Tub/shower combination; side door access to side walkway
- En-Suite Bathroom: Step-in shower
OUTDOOR LIVING:
The front patio offers a welcoming outdoor space with a dining table for six, a market umbrella, side seating, and a propane gas BBQ grill, all complemented by ocean views just steps from the beach.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2BA ground-floor residence, including all interior spaces and the private front patio. The second-floor 3BR/2BA unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A shared washer and dryer are located in the laundry room along the side walkway, with complimentary laundry supplies provided.
Parking: Two outdoor driveway spaces are available for most vehicle sizes along the inland side of the property. Street parking, both metered and unmetered, is also available.
Pets: Dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

I loved being close to the beach.
The property had some updating but overall needs more. It would be nice if there was a screen window at the front.
Could use hooks on the back of bedroom and bathroom doors for hanging damp towels. The bathroom and bedrooms need some work.
The kitchen was nice with all the amenities. And living room / tv setup was nice. Nice that there were sand toys for the kids and a pop up sun tent.
Overall a great experience.
