This newly renovated 3BR/1BA second floor unit is the ideal setup for your family’s next beach getaway, just steps from the popular 40th Street beach. The home features a bright and welcoming layout with comfortable living spaces and a front balcony where you can enjoy the sunshine, fire up the BBQ, and unwind after a day by the ocean.

LIVING & DINING AREAS:
The living and dining area includes a comfortable sofa set, a streaming TV, and a dining table with seating for four, creating a relaxed space for gathering and entertaining.

BEDROOMS:
- Primary Bedroom: King bed and TV
- Guest Room 1: Full bed
- Guest Room 2: Two twin beds

BATHROOMS:
- Bathroom 1: Tub/shower combo

OUTDOOR SPACES:
The front balcony features seating for four along with a BBQ grill, offering a comfortable outdoor space to relax and enjoy the coastal air.

KITCHEN & AMENITIES:
The kitchen is open to the living and dining areas and includes counter seating. It is fully stocked with dishes, utensils, cookware, and bakeware, along with a full range of large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces and the private front balcony.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared laundry facilities are located in the garage and are available for guest use. Guests must provide their own laundry supplies.

Parking: One parking space is provided in the shared garage, accessed via the rear alley. Additional free street parking is available throughout the neighborhood when available.

Pets: This home welcomes up to one pet, dogs only. Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Family of five- 2 adults and 3 children under 13. Check-in process was smooth, communication with host was professional, friendly and fast!There were many small issues we contacted the manager’s office about and they fixed everything the days we messaged. The condo doesn’t have a lot of character - that’s not necessarily a ding but more of a heads up for future occupants. It definitely feels like you are staying at a nice motel by the beach. Parking is a nightmare (forewarned in the description). The garage is shared so very tight space - watch your head as you enter the garage when it’s fully occupied. The home was crisp and clean and finally a rental with comfortable beds!!! No AC but there are ceiling fans. We slept with fans on and the windows and bedroom doors open because it got so stuffy and it’s not even summer. All of that said: this place is an absolute bargain for the proximity to the sand. You get your own place to park, you can hear the waves from the front door, the locals are fairly tolerant (understandable - almost the entire block is rentals and people are coming and going all week), and the management company is really on top of things. Everything went so smoothly, we would absolutely stay here again.
