Located only 10 minutes from Schlitterbahn, the Comal and Guadalupe Rivers! Kick back and unwind from the day’s activities in the open living/dining room with a dining table that seats 6 or cook up a meal in the fully equipped kitchen. The master bedroom is downstairs with a king size bed and attached full bath. The 2nd bedroom is upstairs and has a queen and TV with cable. The 2nd bedroom has a private balcony to relax on. The 3rd bedroom has a twin over full-size bunk bed. Guest bathroom is conveniently located between the 2nd and 3rd bedroom. There is cable TV in the living room and free internet. Washer and Dryer. The owner has provided a pack n play as well. Enjoy the onsite tennis court, pickleball or take a dip in the swimming pool. There are communal charcoals grills near the pool and picnic areas too. Stroll through the oak trees on stone lined paths. T Bar M is just minutes from charming downtown New Braunfels and Historic Gruene. 2 cars allowed.

This condo has a maximum occupancy of 7 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

Arrival after dark made it difficult to locate the property. The directions given were difficult to follow. It is suggested to use a simple format for directions rather than paragraph. Also we took up throw rigs during our stay as they presented a fall hazard. Overall this property met our needs for a weekend trip to see our grandson play tennis at the neighboring tennis camp.

Went to take showers and there was no hot water. Contacted after hour. Was told management could not be reached. Contacted management after opening and they stated they were not notified by after hours. Was told there would resolution with 2 to 3 hours. Had to reach out to other family to shower. Was told I would get update. They never did. I had to call them back at 4pm to find out they had resolved it by turning on the hot water heater.
