*There are 33 historic, steep, flagstone steps with railing up toward the house from parking area; not conducive for those with back, knee, or mobility issues. There is an original interior (newly carpeted) and narrow stairway from main level to upper level.
Lawn is steep and no railings on terraces. Children must be supervised at all times and are allowed on property at Guest’s own risk.
*Base rate is for 2 guests; each additional guest is $25/per night. Any on-site day-use guest who is not included in the overnight reservation is $25/per person/per day.
*NOTE: Hot tub is cleaned & sanitized between each guest reservation.
*Maximum number of people on site is 8 (eight), per City of Manitou Springs.
*Dogs/pets are not allowed on property.

We loved the charm of the house, hot tub was good. The only thing was the driveway needed some more gravel as there was a big bump.

Great location near all the attractions. Nice and clean, hot tub didn’t stay hot very long. The kitchen was was well appointed, and the beds were comfortable.

The house was lovely and everything we expected. Used the hot tub every evening...AH! Short walk to downtown and a short walk to the the Cog station. We visited the Great Sand Dunes NP and Colorado Springs during our stay. Thank You!

Beware This property needs a lot of attention. I don’t know why people keep giving it 5 stars. First there were flies everywhere which the property owner knows about since there were multiple fly swatters in the laundry closet. I must have killed about a dozen each day throughout the house. The whole property has been neglected. You can’t walk up the walkway or take out the trash because the bushes cover up the walkway.The hot tub needs a good scouring too. Lots of nasty foam and didn’t see them draining when we left. Finally, there was supposed to be air conditioning in each room but they messaged me the day before we arrived that they replaced the windows and didn’t have the new air conditioners for a four day weekend.
