2nd-Story Beachfront Penthouse unit Condo features a convenient Private entrance, roomy floorplan, and is big enough to comfortably accommodate up to 10 guests*. $25/night Resort Fee applies. With two (2) spacious bedrooms (each with King size bed), and 2 Full bathrooms (each equipped with shampoo/conditioner/soap dispensers). Living room has a Smart Tv and 2 Full size cushy Futon Beds, oversized Fully Stocked Kitchen with mini-Keurig, and a sturdy Desk with a Cozy high-back executive chair for those on a Workcation.

Unit layout:
1st King bed - Master Suite has TV with Roku, Armoire, and private Full Bath.
Full bath in Hallway.
2nd King bed - Guest Bedroom, TV with Roku.
1st Full size Futon - Living Room (Pillows, sheets & blanket provided)
2nd Full size Futon - Living Room (Pillows, sheets & blanket provided)

Deck features dining area, lounge chairs, umbrellas, plenty of seating, and 8 Tommy Bahama Style Beach Chairs (housed in the deck storage container).

Amenities include complimentary Wi-Fi (provided by Resort), additional Internet tower, Roku streaming sticks in bedrooms, Cable throughout, and 2 unassigned Parking spaces (parking passes no longer required, Resort Management Office is now located offsite). Note that Unit deck does not have direct access to the beach. Beach access through pool area. Coin Laundry nearby and additional public parking just down the street.

Breezy Resort features a community Ocean Front Fresh Water Heated* Pool, and Propane/Charcoal BBQ's for guest use.

Located just a quick 7-minute (0.3 mile) stroll from restaurants, shopping, and Anglin's Fishing Pier. LBTS is a charming beachside village known for keeping a small-town feel while surrounded by all the action of Fort Lauderdale. View magnificent sunrises, relax on the beach, snorkel and Scuba dive on the Coral reefs or explore shipwrecks. Fish from the pier or charter a boat. Lauderdale-By-The-Sea is famous for its beach diving. The coral reefs are located within 100 yards of the beach, making it a popular spot for snorkelers and divers. The town is known as Florida's Beach Diving Capital. Surfing, Water Skiing and Parasailing all at your doorstep. Local transportation "Pelican Hopper" shuttle caters to tourists and locals. Bike and golf cart rentals are also nearby. I-95 is 10 minutes away, stay here and you will be very near to Downtown Ft. Lauderdale, Miami, major Shopping Centers, and shopping malls including Galleria Mall. Important Booking Requirements & Information:
- Strict 25 Booking Age Requirement. Please do not proceed with booking if you do not meet this requirement. (Exceptions are made on a case-by-case basis and additional security deposit is required).
- Maximum does NOT allow third party bookings. Booking person must be staying at the property. Possible exceptions with added security deposit.

- Please read listing description in its entirety by clicking on "Show more >" or "View more". We also require all guests with no prior reviews to confirm that they meet and are in agreement with our house rules.
- Maximum Vacations require the person who places the booking to be the person staying at the Property. 3rd party bookings/subletting is NOT allowed. Guests will be subject to immediate Eviction if Management receives a complaint on a falsified booking.
- Ring Doorbell mounted at entrance for Management use only and are reviewed after guests' departure to ensure that unit rules were followed. Cameras are only referred to during a guests say if there is a complaint/emergency or incident. Tampering with cameras will prompt immediate visit from management.
- *Nightly rate is strictly for 8 Guests Max. 2 Additional guests/visitors (regardless of sleepover) allowed for an additional fee for a total of a 10 Person Max, prior Management approval required. A $25/person per night fine will apply.
- **$25/night Resort Fee will be added after booking is placed and needs to be paid prior to guest arrival.
- Strict Noise Restriction - Absolutely NO parties, NO loud gatherings/groups. This is a 2nd story unit; consideration of downstairs neighbors and other guests is required; Building Manager will call us with any complaints.
- 24HR Keyless Entry. Check-In time is at 4pm / Check-Out is at 10am. Early Check-In's or Late Check-Out's are subject to housekeeping availability and have an additional fee determined depending on the time.
- Cleaning Fee is for the unit cleaning performed after your departure, not during. During your stay cleanings are available for an extra fee.
- Building does not have a laundry room for guests. By-The-Sea Coin Laundry & Cleaning is located on North Ocean Dr just a 0.5-mile drive.
- *Pool heating is managed by Building Management, Maximum Vacations does not handle or control its function and cannot guarantee its functionality.
- Absolutely NO smoking inside unit, windows/doors are to remain closed if smoking outside. A $100-$200 fine applies if unit smells of smoke.
- Windows/Sliding Glass Doors can be opened if desired, we only ask that the a/c be turned off. Guests are required to keep all windows & doors closed when the A/C system is ON. Windows/Doors are to be kept closed/locked while property is unoccupied.
- No Pets allowed, $250 fine applies, and an extra cleaning fee may apply. Exceptions made for Certified Service Animals, proper credentials, picture, and proof of vaccinations are required. Owners are required to pick up after their pets. Possible pet policy exceptions available for long term stays.
- Deck umbrellas are to remain closed when not in use and should not be taken to the beach.
- TV input & cables are to be left in the same way they were found, if a game console is used, please make sure all settings are set back to default prior to departure. Additional fee will apply if maintenance is needed.
- Guests are responsible for disposing of all their trash before their departure.
- Guests are allowed to have packages delivered during their stay but Maximum is not responsible for lost or stolen packages. Any mail/deliveries should be delivered to each unit.
- Baby play pen & highchair available for $10/night rental fee each, prior notice required for arranging delivery.
- White binder named "Information Booklet" located in unit provides Wi-Fi details.
- Extensions will be processed at the original nightly rate, plus $15/night resort fee.
- We provide mini lotion/bar soap per each bathroom, master shower equipped with shampoo/conditioner/body wash dispensers, the beds are dressed in fresh linens and blankets, fresh bath towels and pool towels, cosmetic towels for makeup removal, 1 full bottle of dishwashing liquid, 1 paper towel, 1 full bottle of hand soap per sink, 2 toilet paper rolls per bathroom, & 2 trash bags per bin.
- Airbnb bookings do not require a security deposit. VRBO & Direct Maximum bookings additionally require a $750 security deposit on the renters’ credit card which will be processed one (1) day prior to arrival.
- VRBO & Direct Maximum bookings have a 5% credit card processing fee, 25% deposit required, and balance due 1 month prior to arrival. VRBO bookings require a picture of the C.C. to verify cardholders name matches booking name. The 5% credit card processing fee will apply to any portion paid if booking is cancelled.
- Maximum/VRBO bookings also require guest to sign our standard rental contract, a picture I.D., and a picture of the credit card (only showing name & last 4 numbers of the card).

Property was pristine clean and details exactly as advertised. Slightly dated property , but the patio covers for all. Overall Great property at the right location. Walkable to Lauderdale by the sea. Kitchen had enough utensils , wifi was good, TVs were adequate. Host - Catherine was extremely helpful and responsive. Shared exact details and made our check-in, check-out and stay a breeze. We definitely will return. Cheers

The views are naturally incredible, being that this property is directly on the ocean. The patio overlooking the ocean is large and has plenty of seating to enjoy being oceanfront with friends and family. The true gem of this rental, though, is Catherine, the property manager. She was so kind, accommodating, and easy to deal with. We felt extremely welcomed. She made the experience of renting through an online service feel friendly and human. We found the property to be clean and the house to be well stocked with kitchen and beach items. We travel to the area periodically, as we have family there. We hope to stay at this property whenever we travel to Fort Lauderdale.

Overall property has a beautiful view, has very nice kitchen and living room. The best thing about property is the deck. We found the beds very uncomfortable. Inconvenient to get to pool and beach.
