The open water here is peaceful, clear and beautiful. This is a quality home located on a quiet section of the Llano Arm of Lake LBJ in Kingsland, Texas. With views of Packsaddle Mountain and the Hill Country over the calm, quite and constant level waters of Lake LBJ, you’ll find beauty in every day with any weather. Set on a large grassy lot, this beautiful and comfortable home sits at the meeting point of Lake LBJ and Llano River. With lake activities in one direction and the adventures and beauty of the river in the other, there is something for everyone. The water level at the dock is usually about 2-3 feet deep. The sandy bottom channel can get as high as 5ft for a great swimming hole, with shallow sandy landing area great for relaxing. With a mostly soft sandy bottom, playing, swimming wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 5 ft to go all the way to the other side where there is a large Sandy Beach area. This is great for running around with kids, picnicking or hiking up river. Just about 1 ½ -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the Lake House.

Prefer the deep waters? Head the other direction. Kayaks and Canoes can take in you in either direction for deeper swimming or fishing options. Up river has depths varying from 1-7ft! Down the lake side gets deeper as you go until it reaches 5-6 ft in areas about 100-200 yards from our dock. Another 100 yards or so and it becomes 10-15+ feet as you enter the main part of Lake LBJ. (See **Boats** at end) There are three kayaks, a canoe provided at no additional charge.

Or, if you're like most of our guest, you can just enjoy the peaceful and quiet waters right in front of the home. From the moment you wake with your coffee, to the frequent dips in fresh, boat free waters for a dip or float, to the amazing sunsets over the hill country behind...you will quickly embrace having this open water view all day long!

While the home is in a quiet and peaceful area, all the modern necessities are there and are your local shops, restaurants and the HEB Grocery are just 4 miles away. There is also a full 18 hole golf course (Lighthouse) just 2 miles up the road and another (Legends) just 5 miles

River Oaks Lake House is conveniently located in central Texas about 60 minutes northwest of Austin, 90 minutes north of San Antonio.

***BOATS***Our property is in the sand bar of the Llano River arm of Lake LBJ. The water is shallow. If you are planning on bringing or renting a boat, be aware that most boats will not reach the dock. Feel free to ask questions if you have concerns. We've pulled in and seen many pontoons, flat fishing boats, and jet skis make it to our dock in the past. But, the historic 2018 Flood still has Mother Nature making adjustments. It continues to change but is still consistently too shallow for boat (motor) traffic of any kind.

    This is a beautiful property - book it now! The house is just as described and has plenty of space and amenities whether you’re staying with just your family or a big group! The kitchen is well stocked and everything very clean. Chad and Gabby are excellent and responsive hosts. There are many hang out spaces inside, but the backyard and river is the show stopper. We’ve booked here twice and will definitely be back!

    The place was perfect for us. Really a unique place with the walkout basement/bedroom downstairs. Everyone had plenty of room and the game room allowed for adults to relax with each other while occupying the kids. We all really liked the place and location and discussed making this place part of our routine family fun.

    Our stay was idyllic. We travelled up from San Antonio for a getaway with family friends and we had such a great time. The house has a cottage feel on the inside, and the kids (3 9 year olds and 2 five year olds) were immediately drawn to the game room. There was a bed for each of them and they lived/slept in the game room instead. The linens and pillows were HIGH QUALITY and made sleeping incredible. The real joy in this house is outside though. The backyard slopes right into the Llano River which is such a dream. We had grandiose plans of seeing 2-3 State Parks and we could NOT get pulled away from the dock at home and the river beneath. We spent all of our time with a drink in hand on the dock or in the river. The water was warm like a hot spring but not stifling. It was shallow enough we were able to set up a canopy homebase in the middle of the river, and the kids swam and kayaked around as we watched (or joined them). The kayaks and canoe got several hours of use and we were so stoked to have access to them. We also enjoyed high end pots and pans and Blackstone grill. Half of our group comprised of seasoned travelers and we all were happily surprised how nice the little things like kitchenware were there and grateful. Can't wait to go back! Still dreaming of the river under the pecan trees.

    The house was everything that it was advertised to be. The owners were very helpful answering all my questions before our arrival. Check in was easy. There was plenty of room for everyone. I would definitely recommend this property to everyone. The Blackstone was great for all our cooking. Chad and Gaby were awesome hosts.

    This was a very comfortable house with plenty of room for our family of 13! We unfortunately got there right after the Texas floods, so we were only able to enjoy the river one day. When the water receded we went down to the beach area and played in the river. The kids loved it!

    Our family of 14 stayed for a 5 day “get together “ and could not have been more pleased with the house and location. The house was comfortable and functional for all of our needs. 1 stand out was the game room that the kids LOVED!! The adults liked the fact that the kids had a place to watch movies, play games and hang out together in their own space! There is a beautiful outdoor patio and dining area that we used a LOT! The black stone grill was used for just about every meal.The location cannot be beat! Right on the river with access to a shallow swim/floating area that we all enjoyed. “The Slab” swimming area is only 2 miles from the house and we visited to play there at least once a day. You can tube float from there back to the house in about an hour and it’s a peaceful /scenic float. The sunset float that Chad suggested was our favorite!!! Highly recommend Boattown Burger Bar in Kingsland, very good food and right on the water! We had a wonderful experience and will be back!!! Chad and Gabby were excellent hosts and quick to respond to any questions we had!

    Our family had a wonderful time. Well kept, clean house with dynamic sleeping arrangements for a big family. We enjoyed the kayak that was provided each day and made our way to the sand bar where my 3 year old safely played for hours while we sat in the water and enjoyed each others company. The owners Chad and Gaby were very responsive, friendly and easy to contact. Would definitely recommend and return!

    Really enjoyed our time at your home. It was huge! 3 comfortable bedrooms upstairs with a room for the kids downstairs which they loved.The game room was such an added bonus for us too.Prior to our arrival, a huge rainstorm occurred which left leaves & small limbs in the beautiful yard but after some cleanup it certainly didn’t hamper our time there.The rain actually was welcomed as the river was up & allowed kayak trips down from the “slab” several days along with floating/ swimming right off the water deck area.We thoroughly enjoyed the deck for morning coffee & meals.Host responded to all our questions quickly & was helpful with suggestions.Take advantage of this family perfect home!
