We have a zero-tolerance policy for parties. All local bookings must be pre-approved by the host. Hosting a party without host`s explicit approval will lead to immediate termination of your stay with no refund. Our neighbors keep a very close eye on activities.
2. Security Deposit
A $500 refundable security deposit is required for all guests. It will be refunded within 7 days after check-out, minus any damage or excessive cleaning costs.
1. Kindly refrain from wearing shoes inside the home.
2. Smoking is strictly prohibited inside the property. Violation of this rule will result in a $250 cleaning fee to eliminate the smell of smoke.
3. Parties, events, and any commercial or unlawful use of the property are not permitted. Please be considerate of the neighbors and avoid causing any disturbances.
4. Only registered guests are allowed on the premises. Visitors or unregistered guests are not permitted.
5. Eating or drinking in the bedrooms is not allowed. Please enjoy your meals in the dining room.
6. To prevent heat damage, please use coasters or plates for hot pots on all surfaces.
7. A quiet time policy is in effect after 8 p.m. Please keep noise levels to a minimum.
8. Any damages or breakages should be reported promptly. Guests are responsible for damages exceeding the security deposit, and such incidents will be reported to Airbnb.
9. Before leaving the house, please remember to turn off lights, air conditioning, and electronics. Also, ensure that windows are closed and the door is locked.
10. Prior to checkout, please wash dishes, clean the kitchen items you used, and dispose of garbage in the trash can.
11. Before checking out, please remove pillow covers, duvet covers, and sheets used and place them in the baskets of laundry room. Leave duvet inserts and pillows on the beds.
12. We would like to inform you that our team takes regular measures to control pests and maintain cleanliness. However, bugs, such as ants, carpet beetles, and stink bugs, are part of the local ecosystem and may still enter the property despite our efforts. We avoid excessive chemical treatment as these bugs are harmless. Please note that the presence of bugs does not qualify for a refund of your stay.
13. Trash pick-up occurs every Tuesday morning. Guests are responsible for taking the trash can to the curb next to the mail box during their stay or on their check-out day to ensure timely collection. Failure to do so may result in missed pick-up.
14. Parties are not allowed. LOCAL guests must get host approval BEFORE booking—unapproved bookings may be canceled.
15. A $500 refundable deposit is required. It’s pre-authorized at booking and refunded within 7 days if no damage or rule violations occur.
16. For cancellations, our standard policy applies. A 4% non-refundable fee will be deducted to cover credit card processing charges.

We did not need six beds, but we did need a house big enough to host our family Christmas Day. The pictures on the VRBO website indicated that this house would suffice. However, the basement was not as pictured and therefore was not usable in the way we had planned. Also, the basement stairs were extremely deep, dangerous and not to code. Advertising a fireplace but not having any firewood on hand nor any fireplace tools was certainly misleading. A warm fire would have been nice because that was one of the coldest rooms in the house. All but one of the beds were too uncomfortable to sleep in and there were no top sheets - just the duvet in the entire house. We inquired about this and were told they simply use a bottom sheet and the duvet, but they wash the duvet covers after each visit. There were zero kitchen towels or dishrags and not even a broom and dustpan (which would have been helpful for our ten day stay). We had to purchase our own cleaning supplies (Windex and bathroom cleaner) because the bathrooms were not as clean as one would expect and there was something sticky all over one of the end tables. The kitchen chairs were cheap and falling apart - I had to borrow a set of allen wrenches to repair them. There were multiple light bulbs out, but fortunately there were extra bulbs in a closet. I could go on, but those were the main issues. This house was definitely not a good value.
