Good location just up from Horsforth railway station. Easy to get access to the property with the key code and lock box. Decent sized room and comfortable beds, with plenty of towels provided, as well as a small (albeit unexpected) complimentary breakfast. Worth noting that the location listed on booking.com is wrong, and it’s actually on Brownberrie Walk.

The light outside the room didn’t seem to be able to turn off from anywhere and there is a sizeable gap in the door which lets the light through - not ideal when the doubled bed faces the door. It is a loft conversion and the skylight is therefore on an angle - if it is raining, as it was during the night of my stay, the sound of the rain on the window is really loud and kept me awake.

The location was excellent, just next to the station. Free Car Parking spot right outside the property. Comfortable beds. Clear, easy to follow instructions to get into property. Perfect for when you literally need somewhere to sleep only. Sleeps 3, 1 double and 1 single.

The Planes landing until almost 4am, they were very low and noisy, even for someone who used to live under the flight path to Heathrow! Not as clean as expected. Evidence of old dried food on the carpet, empty coffee sachets on the floor. No "breakfast" as indicated, but not a problem for me. Only 1/4 of a toilet roll, luckily, more wasn't required. Electricity issues? My phone took almost 6 hours to charge, 3x the normal. Poor value for money- I would expect to pay no more than £50 for something this basic. Took 4 days to get a straight answer from the property on checking in options, which could have easily been provided immediately.
