Right next to main railway station
Location is excellent if you plan to travel by train a lot. Right next to the main railway station. ( Train tracks under the window.) Bus ticket prices are much less than train tickets. Travel times are double with bus, but more scenic sometimes. Prices are half or less, but buses are very crowded in rush hours, simetimes trains too toward Monaco). I choose this property due to its good location, but as I travelled more with buses, had to walk or use public transport to reach bus stations. Zou Azur travel passes are great value to visit the whole Cote-Alpes-Provence area by train and bus plus local transport in Nice area, unlimited. Otherwise not so far from the promenade and old town, 20 mins walk. The apartment is on the 8th floor, accessible by elevators. It is a tiny cute one room studio with kitchenette. No oven but two hubs and microwave and coffe machine. No aircon. And no blackout curtain. The afternoon sun heats up the room very badly ( in April:outside 20, inside 27 degrees) Can not imagine what it is like in July! No chance to open the window due to the train and road traffic and the mosquitoes. View is good , even the sea can be seen in the far distance. Apartmen and corridors are clean. Although " grey" curtain and door frames needs a wash desperately. Good wifi, which I needed a lot during my 10 days stay. You need to make a safety deposit in advance. NO toilet paper provided ( I left 3 rolls for next one, but it is not provided ) so buy it before check in. And you are asked to remove your trash at check out. Complementary welcome start kit provided ( washing machine tablet, diswasher tablet useless as there is no diswasher or washing machine). Coffee capsule is not compatible with machine, big disappointment at first morning. ( there is an adaptor but not even with that) Dolce Gusto machine, so take compatible capsules with you. Supermarket in the same building.
No toilet paper. ( not even a few sheets upon arrival) No aircon. Very hot in the room, sleeping difficulties. ( There is a central heating/ cooling machine built in the ceiling but not working) No blackout curtain on the big window. No mosquito net! There are mosquitos in the room even on 8th floor.

Great location and thoughtful host, but some comfort issues
There were definitely some things I really appreciated about this stay. First and foremost, the location is excellent—just a five-minute walk from Nice-Ville station, which made it incredibly convenient for planning all our day trips. The apartment itself is lovely for two people, with a small sofa that could potentially be used as a bed for a third guest if needed. I particularly liked the layout of the apartment. The bathroom setup was convenient, with the toilet being separate from the shower area, which made getting ready much easier. The compact kitchen was neatly tucked away and fully equipped with everything we needed—pots, pans, cutlery, utensils, and dishes. It was perfect for preparing simple meals during our stay. The host was responsive and thoughtful. When we requested a longer blanket, he went out of his way to purchase a brand-new one for us, which we really appreciated. He also provided an iron upon request, which was very kind. There were plenty of chairs and tables throughout the flat, which made it easy to get ready or relax comfortably, and the view from the seventh floor was a lovely bonus. Although we never met the host in person, he communicated clearly via WhatsApp and gave us detailed instructions for accessing the lockbox. That worked perfectly for us, but if someone were travelling without mobile data or coming from outside the EU without an eSIM, it could be tricky to get into the property. Overall, despite some small issues, we genuinely felt that the host was trying his best to be helpful and responsive, which we really appreciated. The flat served as a great base for our trip.
We stayed for seven days, and overall, the experience had a few inconveniences that made the stay less comfortable than expected. Some of the listed amenities were missing, such as toilet paper, hand soap, and dishwashing liquid. I messaged the host, and while he kindly provided toilet paper, the other items were not supplied. I only brought up the Wi-Fi issue during the last three days of our stay, and to be fair, it was fixed the following day. However, by that point, I had already purchased a €20 eSIM to stay connected. I do acknowledge I could have mentioned it earlier, but I also felt hesitant to keep asking the host for things, as I had already requested some essentials. The biggest challenge was the room temperature at night—it got very hot, and we weren’t able to turn off the heating despite multiple attempts. We had to sleep with the window open, but because the apartment is located inside a train station, the noise from passing trains was quite loud and disrupted our sleep. With the window closed, the room was soundproof, but far too warm. With the window open, we were bitten by mosquitoes and woken by the train noise. I was also a little hesitant when booking because I hadn’t realised there was a security deposit required. This was the first time I had encountered this in all my travels, and initially, the deposit was incorrectly listed as €500. After some back-and-forth messaging just a day before our flight, it was corrected to €200, which caused a bit of anxiety. While the location is convenient and the host was responsive in some areas, the combination of missing basics, the heating issue, and the noise made the stay less comfortable than we had hoped. It may be worth checking with the host in advance to ensure everything is in working order.
