A lovely dog friendly 2 bedroom house on a new estate with enclosed back garden (🐰visitors), parking for 2 cars, 5 mins walk from the beach and brus tunnel. I used the back bedroom, bed very comfy, drawers, cupboards, bath and shower with a mat, loo rolls and a few toiletries. Downstairs toilet near the front door. Breakfast bar with 2 stools, oven, micro, toaster, washer, fridge freezer. 3 seater leather sofa plus a soft smaller one. WiFi and TV, press the house pic on remote to access! Patio doors into the garden. The 'mound' you can see is a good walk round, looking down on the estate, the Trainline is further behind. Clock on living room wall and fab ceiling light! Boiler with two heating controls.
Walking via the tunnel there's a chippy, Chinese, Iceland and 30mins to the hospital, saves driving back out. Beware of tide times as approach fast in some areas, but you can walk on the beach to noses point, under steetley pier to Hartlepool! It's great 😍
If it were mine I would add coat hooks and boot tray in the porch, coffee table, cutlery tray, an airer as not the weather to hang washing out, a long handled brush plus dustpan and brush, stored with the mop. I believe if guests make a mess they should clean up (ie drop cereal, use the toaster) and sweeping easier than fetching the vac down the stairs. Get a bigger bathroom mirror, not that I watch myself brushing my teeth!
Also note as the estate is still being built some paths rubbley, no bins so I added my dogs to the pile of used bags near the beach entrance.

There was a ceiling leak in the lounge from the shower being used which had been fixed by a plumber the week before but had started again, slightly. BUT Jake was very responsive and would fix it straight away so no real issue.

Had to pay refundable £250 deposit before the key code was given. This was difficult when travelling to the property and should have been requested a few days before arrival if at all.
We booked the house for three people but there were only 2 forks and bowls and only 2 bath towels. Some of the plates were plastic and it was not well equipped for a family. There was no space in outside bin for rubbish.
Finally the house name Jake Beach house is misleading. It is in the middle of a housing estate and the beach is 15 minute walk away.

The house is lacking some items of furniture, cutlery and crockery however there was enough for 2 people, we mentioned this to the host and he said it was in hand.

The property was in a good location.
Where to start with this absolute disaster of a property and the Nigerian Host. So after we paid the accommadation, we had to pay an additional cash breakage deposit of £250. We arrived at a property that clearly had people in and had not been cleaned before our arrival. The Nigerian host then moved us to another property he owns next door where there were no curtains in the main bedroom. The second bedroom also had a window without curtains. So bw aware thatyou can't get dressed or even get privacy sleeping. There were no towels. The bed was an amsolute shocker. Waffer thin and felt like spounge. Two flat, well used pillows with non matching bed set, screams charity shop items. No cupboards, no hooks, no table or even a chair in the rooms, so the ground is where everything has to go. Not even the bathroom has a towel rail or anything to drape or hsng anything, so again, once you go buy your own towels, just drop it on the floor, along with your clothes and toiletary bag.
The host prommissed to get curtains on so we can at least dress and sleep without neighbours staring at us. This did't happened as he claimed its our fault for not leaving him our only key??? This property and host should not be allowed to be on Booking.com. scam artist

Not as described, other than being able to park outside the property. Felt like owner more interested in making money than comfort for guests.Took several stressful messages back and forth trying to find out key arrangements. Ended up arriving later than planned due to communication. Host seemed more interested in making sure he had £250 deposit 👎 No BBQ, oven extractor missing half the section so not sure how safe to use. Definitely not beach front location with beach view from garden? No garden view just large rubble hill, grass not even cut. It was a five minute walk through the estate to get to the beach. In the middle of half built housing estate, creepy at night as not many lights outside. No light to back garden or anything to sit on. Scuffed sofa,No curtain or blind in kitchen so anyone could see in. No iron or ironing board. No hoover. No dining table just breakfast bar. WFI off & on. Just enough toilet paper to last the couple of days we were there!! 2 small towels which we didn't use. Broken curtain fitting. We took photos of everything on arrival so we wouldn't lose our £250 deposit for damages. Is it actually legal to ask for such a large deposit ??? ridiculous having to pay this, only property that's ever asked!!! Bedding felt dirty, definitely not ironed, creased, debatable if actually washed prior to our arrival. Didn't smell like clean bedding should!!! Would not recommend 😕 My review is showing as a 5, however this is too high.
Seeing owners response, this totally sums it up. Take note of what customers say, feedback is too help you improve. A place should look and smell clean on arrival. Take note of the photos!

It had a comfortable sofa, which is rare in our experience of holiday lets. WiFi and Netflix included. Clean property, near the beach and with a garden and decent off-road parking, in a quiet neighbourhood. It also had a downstairs toilet. Basic items provided (soap, shampoo, coffee, tea, salt, pepper, etc…). Good contact from the owner, was easy to get in touch with if we needed.
With a few minor additions (and one major one I’ll get to later) this property could have scored a 10 from us. The curtain pole on the patio doors was hanging off the wall and looked like it was about to fall (did report this to the owner) as was the TV bracket - minor DIY fixes that really need doing. There was a lack of small touches that would have made the place more homely: a coffee table/side tables for the sofa, bedside tables, bedside light, hand towels (only 2 bath towels provided), tea towel for the kitchen, proper plates (not the plastic ones provided). The kitchen window had no blind or covering so we felt like we were in a goldfish bowl in the evening when the light was on! Also in the kitchen the extractor fan was missing a filter, not an issue for us, as we didn’t use the cooker, but just to note it. One other thing that we didn’t like is that in the cupboard in the main bedroom was a pile of laundry (all scrunched up as you would with dirty laundry). We reported this to the owner who insisted it was clean, just unfolded - we didn’t investigate!
On to the big issue as far as we’re concerned… the bed looked a mess when we turned up, creased duvet that was bumpy (see photo), and upon sitting and lying on it was so soft that it made us feel sea-sick! Never slept on a water bed but that’s what it felt like! If you moved only the slightest bit, the mattress wobbled for several seconds after this. Far too soft for us. I know mattresses are personal and everyone likes different ones but for a holiday let surely it should be a middle of the road one which most people could cope with. We checked both beds and they were the same.
If the mattress was a different one, we would certainly return to this property but I can’t cope with the sea-sickness inducing properties of the current one.

Everything! The owner was fantastic, communication was second to none even when there was a small leak, responsive and solved it in no time. House is spotless and an ideal place for a break or work trip. Estate is peaceful and a 5 min walk to beach. Would recommend!!

The house was next door to the one advertised but it was very similar so no problem there. The garden was a great size for the dog and really high fences. Short walk to the sea to wander along. Netflix and a big teli made for happy kids in the evening. Property also had a good sized bath.
It is on a new build site so some areas not quite finished.
The bin was very full and this did lead to some rubbish escaping.
A washing line would be a bonus but there is a decent airer.
Only one sofa and there were 4 of us so an arm chair or pouffe would have been good.
A bedside table would have been handy too.
There was also no blind on one of the windows in the bedroom which meant a very early start.
These are just small things that would make it go from good to very good in our opinion.

So to get a good rating they'd need to provide some tea bags, shower gel, salt & pepper, dustpan & broom. Not huge asks! But the flat was clean, the garden was nice but just needed a couple of chairs maybe? Bedrooms were a good size, a full size mirror would be a good addition but it was nice to have a downstairs toilet.
There was no sea view or Netflix as promised. The estate was quite remote - it took me two days to find the local shops. As it's a new development, it would be helpful to have an info sheet about the local shops. To get a five star rating they just need to give a bit more thought about what travellers need. Information, basic supplies, less obsession but more information about the deposit. I still don't know when this will be returned.

Lack of communication about key codes. Arrived and had to message host but this was very difficult due to poor mobile service in the area. Some basic information should be provided e.g wifi codes (again these were sent via message but due to lack of service very confusing.

Some basic amenities poor e.g. broken curtain rails. Just let's the place down. Better pillows needed.

Overall, our one-night stay was very comfortable. The property was practically brand new and everything was clean, tidy and spacious. The location is on a new housing estate near to the beach, which was great. A chippy is only a 10 minute walk away. The host was extremely friendly and responsive to queries.

Washing machine (no dryer though). Lucky it was fine weather so they dried outside overnight.

After I had booked (and paid) I got a message from the owner about the “vandalism deposit” of GBP250. It was expected this would be paid prior to receiving instructions on how to enter the property. I ALWAYS read property rules etc before booking and there was NO mention of this deposit there. It was on the booking receipt, but, at that stage I had already paid! After a stressful few hours (and me getting increasingly carsick due to being on my phone messaging the owner and booking.com (who were no help at all) the owner and I were able to come to an agreement that it didn’t have to be paid. I really question the legality of this deposit bull$hit. If it’s not stated on the property profile surely it can’t be requested once the booking has been paid.

The property itself was okay. Was handy to have a washing machine (no dryer). It says on the description there’s an airing rack but we couldn’t find it. There’s a rope in the back yard fashioned as a makeshift clothesline. No pegs though! Lost one sock that blew over the fence during the night.
Was told we cannot use the downstairs toilet as it was being used for storage - only a mop and some cleaning products in there.
No “normal” tv channels. Watched YouTube instead.
In upstairs bathroom there was a conditioner bottle that looked like it had been left by a previous guest - squeezed in in the middle.
No bedside tables or lamps in the bedroom
Needs a curtain or blind in the kitchen otherwise people walking past can see directly in to the lounge.
Currently a building site just near the property.

Really great and prompt communication from the host, really lovely new build property with drive parking, 2 bedrooms, well equipped kitchen, great TV with streaming services, comfy beds and literally a 5 mins walk to one of the best beaches I've seen in England... absolutely loved my stay, ended up extending it and I'll definitely be back!

Hartlepool isn't great...I was up for work so wouldn't necessarily choose to visit Hartlepool but if you want a stunning place close to the beach for a couple of nights come here!
