Our taxi had difficulty finding the property on arrival, as it was actually behind houses. Entry was through a door that had a sign outside. He had to call the number on the booking a couple of times before we got a response.
Too many large steps up to the villa. We also had to walk pass several houses that had barking dogs, one of them was quite aggressive, even though it was a puppy. It was tied up or put in a tiny cage, so fortunately it wasn't able to bite you.

Security guy me us in the villa. Clean water is applicable. All rooms and bathrooms were clean. Bads very comfortable. High-quality villa. Strongly recommend.

Good value for money. 15 mins drive into Ubud centre but with a few good restaurants nearby for ease. It's located at the back of a family's home which was nice to see but also quite unconventional. Management company very responsive and friendly.
It's a little tired versus the pictures especially the kitchen. There is also only the dining table to sit around as a group so it's not great if hoping to relax for any length of time.
