    Beautiful big villa. Stunning 🤩
We enjoyed 5 nights at the villa. It’s stunning and was bigger than what it looks in the photos. We loved the entrance, the swimming pool and the 3 bedrooms and bathrooms are beautiful. Great chill out area upstairs over looking the jungle. Super market 2 minutes walk away and it cost 2.50€ for a Grab car into central Ubud. It’s also next door to the Restaurant Nautilus and a coffee shop. Coffee is 2€ Staff very accommodating and happy to help with any requests. Would definitely stay again 👍
Small thing….but the wall next to the swimming pool really needs painting 🫣. A quick lick of paint and it would make the pool area even more beautiful

Hospitality and responsiveness is on point! Just a little improvement and it would be perfect!
The location was really quiet and nice. Even though it's a 5-min drive from the main town of Ubud, you could still feel the villa is zen, as it's located in the residential area away from the busy town. Doni, the caretaker of the villa, is very friendly and goes all out in helping us throughout our stay. After having heard of our mishap that we have with our vehicle's navigation system, he went all out to the town to find us a handphone holder for our car so that I would be able to drive and navigate properly in Bali - which indeed was of a big help! Kudos to his hospitality! He would also recommend us a few places we could visit around Ubud and was very prompt on our requests we made through him. Although he have connected with the pool attendant to clean the pool on our second day at the villa, the attendant couldn't make it for his work and Doni came down to clean the pool on his behalf to ensure that we are able to use the pool throughout our stay there. I would also like to thank the host who stayed connected with me constantly before and throughout our stay via the WhatsApp. Always checking in with us all the time at the start and end of each day to ensure that all our needs where met. All requests were promptly attended to whenever I sent a message to the host, which really impressed me, unlike other properties I stayed which took a while to reply.
The property on the inside looks rather worn out, especially the painting of the walls would need a refreshing by painting a new layer of coating so that it doesn't look old and dirty. The floors in general feels very sticky to walk on when we arrived on the first day, but thankfully, Doni did a one time mop down on the floors and it felt much better. Thank you for promptly resolving it. The cabinet doors of the kitchen need to be refurbished, as it is also rather old and cranky. Pots and pans might also need to change as it looks rather overused. The sponge that we used to wash the dishes too, can be constantly changed maybe every 2 weeks as it looks old. The host needs to be very careful of the potted plants that is placed in the living rooms, bedroom table and the toilets. The water has not been changed for a long time, as it looks rather cloudy on the inside, which can be a potential breeding ground for dengue mosquitoes. I'm glad that Doni changed the water upon sharing with him our concerns. Some of the towels in the rooms have yellow stains on it, which we flagged out to Doni and he promptly changed it. I feel that it maybe time that they could consider refreshing their towels. The bedsheets and pillow cases on the other hand looks rather clean and new, and the mattress feels really comfortable to sleep in. However, the pillows' foam felt out of shape and could considering replacing them too. The suntanning chairs could do a little change too, as the seat looks a little old and used. The sofa itself could also be changed, as there is a major big stain on it, not too sure if someone has spilled something on it. The dining area, one of the chairs have already been chipped off or broken. Which I feel its about time to change as well, as it could be hazardous if children are staying.

Maintenance and upkeep required for this property - look elsewhere
Quiet location that is further away from the busyness of Central Ubud, but still close enough to walk/scooter ride, and good options for eating within 10 minutes walking. Spacious rooms and plenty of areas for kids (5 and above) to roam around inside the house. Good and responsive maintenance staff that were able to attend to our needs in a timely manner.
There are a number of things that needed to be fixed/replaced at the property. We lost water 3 times during the 5 days that we stayed there. Whilst the matter was able to be resolved within ~30minutes or so by Ibu Ketut and her team, we found out the issue is old water pumps that needed to be replaced, so electrical trips are common leading to loss of water. The pool had lose cabling on the side and lose tiles at the bottom. Jacuzzi was not working. Water dispenser does not dispense hot water and can sometimes stop working - again probably due to old motor that needed to be replaced. The backyard, whilst green and lush are not neatly kept. We were not able to walk around or use the lawn much as the grass was overgrown. Outdoor seating corroded and there was no shade. The shower in the Master Bedroom on the ground floor has strong urine smell - probably because the floor is porous and traps unpleasant odor. We booked for 9 people (4 adults and 5 kids) through Booking.com but was only provided with 6 sets of towels initially. I had to negotiate with Management to get more towels - this should have been provided from the start considering everything was listed on the booking form.

    Disappointing
Comfy bed Very nice pool and garden area. Ketut is very nice and attentive.
We were looking forward to staying in this villa but its actual condition is not like in the pictures. Everything is really really old and not very well mantained: the walls are stained, there was mold in the shower, the furniture in general is very worn. The house really needs to be refurbished. For that price you can stay in a very nice hotel and be much more comfortable.

    Exceptional
The villa is beautiful, clean, and comfortable, it's quite rare to find a large villa in Ubud, the location is strategic, it is located near central ubud. And the staff are really friendly and helpful. Will rebook again this villa :)
Nothing, everything is great. But it would be nice if there are more privacy on the bathroom
