Hyper Centre - Charming duplex - Luxury - Reversible air conditioning - 10 mins from Place MASSENA

Beautiful and central apartment. Well equipped and good AC(heatwave when we visited Nice) Short walk to the old town, the beach and shopping. The host was very kind and helpful.

A really beautiful apartment, very well equipped and had stunning decor. We had 4 people staying at the apartment and all fit perfectly. A welcome bottle of rosé is always a nice touch and the host was extremely friendly and made adjustments to allow us to check in early due to our flight time. The location was only 10 minutes walk to the beach and surrounded by lots of brunch/coffee spots.

Whilst we were pleased the property had a balcony, it wasn’t big enough to fit 4 people on with only 2 chairs available. This wasn’t a massively problem for us but something to be aware of if booking specifically for the balcony. The apartment was also on the top floor with no lift, so we had to carry our large hold luggage up and down multiple flights of stairs which wasn’t easy!! So definitely should be considered if you wouldn’t be able to carry your luggage up to the 4th floor. We also had a minor issue with the showers and struggling to get the temperature right, sometimes it was quite temperamental (but that might have just been due to the 4 showers with girls washing their hair)

Great location, stone's throw from Promenade du Paillon(great with young kids). Lots of restaurants, shopping streets at comfortable walking distance. Neighbourhood seemed decent, we did not feel unsafe on the street. The apartment itself was comfortable but for a few negatives mentioned later. It even comes with a small dishwasher. Also has a washing machine and a drying rack. Two separate bedrooms are nice. The apartment is as in the pictures. It was clean and well-lit. No noise at all from the streets. Communication with the host was good; responses were within the hour.

The apartment is on the top most floor(4th),no lift - something to watch out for if travelling with older people or very young children. Even (food or grocery) delivery persons refused to come up. It would be nice to mention this prominently on the listing. FYI for travellers potentially looking to book this apartment - The toilet is TINY. Only a young child would be comfortable in it. Unfortunately, the pictures do not show this. Even though the listing says 2 bathrooms, note that it is two shower+sink ensuite with each bedroom and one separate toilet. They are not two full bathrooms. Also, note that if travelling with friends or on business, it can get uncomfortable because there is no door to the 'bathroom'. If you're used to continuous warm/hot water supply, note that the hot water runs out after 2 simultaneous showers. It took about 40 minutes to get hot water again. Incovenient if with a larger group. When asked, this was confirmed by the host and would be nice to mention on the listing. Another minor incovenience could be the check-in time of 17:00 (in small print at the bottom of the page on Booking.com) when normal check-in times are 14:00 or 15:00. In our case, the host let us know the apartment was free at about 15:45. Some other small things but great impact would be - -The two bathroom sinks would overflow and not drain if the taps were opened with a higher flow. We found that running the water at a minimal flow rate rather than at full pressure avoided this problem. -Something in the shower to put your things on to avoid placing shampoos etc. on the floor. It doesn't cost a lot to have a small holder in the shower. -A coat rack/stand/hanger at the entrance to avoid leaving coats on chairs or sofas. -It would have been more professional if the host had not attempted to negotiate or exchange review ratings. I half-expect the host to remove the 10/10 rating he gave us.
