Host communicative and provided good instructions, painless self check-in. Location is so perfect it bumps the rating up heavily - minutes from yamanote line station (Komagome), nice gardens in the area which is quiet with some nice businesses. Felt nice returning there after hectic atmosphere of other parts of Tokyo. Room itself is clearly cleaned with some care. host made garbage collection/organization effortless. lots of closet space. good water pressure. managed to hold 4 adults which is a huge plus albeit cramped. A/C was great.

Building exterior needs lots of work, stairway to unit not illuminated at night (legitimate hazard). room itself is rather dated (especially kitchen area, balcony, and bathroom) with prevalent stains (shower floor, walls, sofa bed), peeling veneers, odd odour. No bath towels despite advertised, provided small towels were stained heavily (bleach, hopefully). needs updates/remodel to be really good and compete with alternatives at similar price point. stated max occupancy of 7 is pure fantasy
