Unsafe and severely neglected – serious safety risks, unresponsive host, do not book

The positives were minimal. The Al Khan location is a convenient for the lagoon beach access, and the size of the apartment has potential.

We stayed at The Family Spot (three-bedroom apartment) in February 2026 for one week as a group. As experienced Airbnb hosts ourselves, we know what basic standards look like and this property fails dangerously short of them. The apartment was filthy and unsafe from arrival: bad odors, dirty/spotted couches, old/damaged kitchen pots flaking material into food (we bought our own), only bottom fitted sheets with comforters directly on top (no top sheets, no hygiene confidence), missing hairdryer, no toilet paper/dish soap/trash bags/guidance on disposal, and multiple non-working remotes (no batteries). The listing photos show floor mats in bathrooms/kitchen, but none were provided. Wet tiled floors became extremely slippery and there were multiple near-falls. This is a serious liability and safety hazard, especially for families, children, or anyone with mobility issues. Host (NZF VACATION LLC) was poor at responding: no check-in guidance and minimal replies left us feeling abandoned. There were inadequate instructions for the promised pool access. And basic supplies like garbage bags, toilet paper, dish soap and a hairdryer were only delivered late in the evening on the 4th day. This is not just disappointing; it's unsafe and poor value. We strongly discourage anyone from booking until major changes happen: proper cleaning, safety basics (mats!), stocked essentials, and responsive management. Read all recent reviews! Many echo these exact issues.

Dirty, smelly apartment with bad service. Very disappointing experience.

This was the worst place I have ever stayed. When we arrived, the apartment was very dirty and had a bad smell. It did not feel clean or hygienic at all. The blanket was also too small and uncomfortable. The overall condition was not as described online. The staff member who gave us the key was rude, and communication was very poor. They were not helpful when we reported the problems. We booked and paid for one week in full, but because of the cleanliness and bad experience, we stayed only one night. Unfortunately, they did not refund our money. Very disappointing experience. I would not recommend this place to anyone.

The property is spacious.

The bed sheet in the master bedroom was way too small for the bed. I contacted the property management to ask for a new one but never got a reply. - The location isn't great for sightseeing. - The night shift guy (Old man)at the front desk was rude and even kept the young man from helping because he was eager to assist.

A pleasant stay

A huge 3 bedroom apartment with 3 bathrooms and a kitchen. The living room is very big. Tv in all rooms. Staff are very nice and helpful. I will be lucky to find it available next time I visit the area.
