L'emplacement, la vue et la tranquillité
Peu de vaisselle (1 bol !), pas de table et chaises (difficile de prendre un petit-déjeuner sur la terrasse au mois de février) - prévoir des chaises de bistrot pour l'ilot de la cuisine

La vue même si les 4 étages sont durs ça en vaut le coup
Le manque de store pour utiliser la terrasse le midi. Un parasol sera compliqué avec le vent mais un store serait un gros plus
