Shower was impossible to stand in with sloping roof. Minute bathroom. 2 rooms full out of 10 we were next to Screaming children until midnight. Why not spread the guests out when empty. Avoid top floor. Very hot and no fan. Poor quality linen. Asked to move without success

The facility was very clean, very comfortable, and easy to access.
This place was clean and comfortable with large seating/dining areas on the lower floor. Our room, spacious, clean and comfortable, did offer great views of the mountains and was within walking access to the village and other areas.
We thought we would have a kitchenette in our room, but the full-kitchen was shared downstairs. This space did have everything necessary though we could not figure out how to use the expresso machine - even the staff could not figure it out. Some directions might help others.

Posizione comodissima, proprio affianco alla stazione dei bus e del treno. La camera molto accogliente e in generale c’era un atmosfera calda. Molto apprezzato il riscaldamento a pavimento e la ritten card.

posizione invidiabile accanto al capolinea degli autobus e ad un centinaio di metri dalla stazione del trenino del Renon ( partenza da Sopra Bolzano e arrivo a Collalbo ).
balconcino con panorama bellissimo sulle cime innevate di fronte , grande cucina in comune super attrezzata e staff pronto e disponibile .
niente da migliorare , forse unica pecca , non trovare in camera la card gratuita per i mezzi di spostamento ( compresa la funivia per salire al lago nero ) e quindi ricordarsi di richiederla prima di arrivare nell'alloggio.

Come posizione è OK, non troppo distante da Bolzano.
Isolamento delle camere insoddisfacente, si sente ogni rumore delle camere vicine.
Il locale cucina posizionato accanto alla scala di accesso ai piani, senza chiusura, manda tutti gli odori del cibo cucinato da altri ospiti ai piani superiori e alle camere. Purtroppo c'erano ospiti che si cucinavano cibi etnici mattina e sera. Il locale cucina non è adatto per questo scopo ma solo eventualmente per una colazione leggera.

Consigliatissimo!
Struttura in ottima posizione, camera con tutti i comfort e pulizia eccellente. Posizione perfetta per escursioni, a pochi passi dalla stazione trenino storico che porta alla funivia di Soprabolzano, entrambe utilizzabili, come molti altri servizi, gratuitamente con la tessera turistica gentilmente messa a disposizione dalla struttura.

Relativ günstige Übernachtung für Selbstversorger, aber ohne Seele
Das Plateau (Ritten) über Bozen ist wunderschön und relativ teuer. Das Haus Kaiserau ist relativ günstig. Die Lage neben Busstation und Hauptstraße ist verkehrstechnisch gut; Straßenlärm in der Nacht haben wir aber keinen wahrgenommen. Unser Zimmer war talseitig (der Straße abgewandt) mit wunderbarem Blick Richtung Dolomiten.
Das Zimmer war recht ordentlich und gemütlich. Das Bad unter der Dachschräge für uns kein Problem - wir finden Dachschrägen schön und nehmen die Abstriche beim Komfort (Stehhöhe) gerne in Kauf, auch wenn das beim Duschen vielleicht nicht alle Gäste so sehen.
Die Schlüsselübergabe war unkompliziert, die Mitarbeiterin war sehr pünktlich und bei unserer Ankunft schon beim Haus. Sie war auch wirklich sehr freundlich und hat uns die Abläufe im Haus gut erklärt und uns eine Nummer für Fragen/Notfälle/Sonstiges gegeben.
Das Haus selbst ist sehr schön, Parkplätze gibt es auch ausreichend.
Wer einfach halbwegs günstig übernachten möchte und keinen Wert auf persönliche Betreuung und Ansprechpartner legt, kann hier durchaus zufrieden sein.
Das Haus wird von der Betreiberfamilie nicht selbst bewohnt, es gibt bloß Gästezimmer und viele Hinweisschilder im Haus. Deshalb fehlt dem Haus die Seele und jede Gemütlichkeit. Es ist einfach ein Gebäude das jeden Quadratmeter für Übernachtungszimmer nutzt. Die Gemeinschaftsküche (für jene Zimmer ohne eigene Küche) ist im Gang; dort zu kochen würde mir keinen Spaß machen.
Die zwei sehr schönen Stuben mit viel Holz, schöner Aussicht und lieblos aufgelegten Prospekten, sind - so ganz ohne freundliche Bewirtschaftung - leider auch tot. Dort die gekaufte Jause oder das am Gang zubereitete Abendessen zu verzehren möchte ich nicht.
Das fehlende Personal (Besitzerfamilie wohnt ca. 25 Minuten entfernt) lässt das Haus kalt und unpersönlich wirken.
Die Schlüsselübergabe hat zwar in unserem Fall gut funktioniert, es war aber nötig, dass wir von unterwegs unsere Ankunftszeit bekanntgeben und uns etwa 30 Minuten vorher melden. Auf einer Motorradtour mit vielleicht spontanen Umwegen und dem Handy im Seitenkoffer mit etwas Aufwand verbunden aber machbar.
Den Schlüssel wirft man bei Abreise einfach in einen Holzkasten. Diese Art von Unterkunft hat sicher auch ihre Berechtigung und mag bei jüngeren sparsamen Gästen vielleicht beliebt sein, wir bevorzugen ein von Menschen - nach Möglichkeit der Besitzerfamilie - bewirtschaftetes und belebtes Haus mit persönlicher Betreuung.
Die Betten in unserem Zimmer waren sehr hart und ich habe fast gar nicht geschlafen. Meine Partnerin fand die Betten zwar auch sehr hart, hatte aber recht gut geschlafen - diesbezüglich kann man's natürlich nicht jedem recht machen. Aber eine durchschnittlich harte Matratze würde sicher mehr zufriedene und gut ausgeschlafene Gäste in die Morgensonne blinzeln lassen.
Ich werde dort nicht mehr übernachten, sondern in einem betreuten Hotel absteigen.

Наше пребывание в этом отеле было просто великолепным ! Номер - безупречно чистый и уютный с потрясающими видами на горы. Очень обрадовало наличие холодильника в номере. Отличное расположение - в двух шагах - остановка автобуса, а чуть дальше - ж/д вокзал - удобно добираться куда угодно. Большим бонусом стали гостевые пропуска для бесплатных поездок на общественном транспорте - это очень заботливо со стороны администрации отеля. Персонал приветливый и всегда на связи. Очень рекомендуем этот отель всем, кто ценит комфорт, чистоту и удобство !

Orribile! Soggiorno pessimo.
Era presente una lavatrice all’esterno, quindi comoda. Per il resto tutto orrendo.
Lo staff era inesistente, non c’era nessuno all’arrivo. Ci sono state date indicazioni per il self check-in e detto di avvisarli mezz’ora prima dell’arrivo in modo da effettuare il pagamento della city tax. Nonostante fosse stato detto il nostro orario di arrivo, non si è presentato nessuno.
Il giorno stesso ci aprono la porta della stanza nonostante avessimo detto di non aprire (ovviamente).
Lo staff ci bussa alle 22 dell’ultima sera chiedendoci di pagare la tassa senza neanche avvisare che si sarebbero presentati. Paghiamo e lamentiamo il problema con una ragazza (figlia del proprietario) che ci ha anche risposto in malo modo.
Scrivo al proprietario (che non si è presentato) per richiedere rimborso e per lamentare l’accaduto.
Il proprietario si giustifica dicendo che la nostra stanza era stata assegnata ad altre persone e “per non recarci disturbo” (come detto da lui) non ci ha fatto cambiare stanza.
Dopo vari scambi di messaggi (in un italiano poco comprensibile da parte sua) si decide a dire che ci avrebbe rimborsato solo il costo della city tax.
Quel rimborso, ad oggi, dopo una settimana non è ancora arrivato.
Inoltre, nei dintorni non c’è nulla.
Non si meritano un soldo.

숙소가 버스정류소 바로 옆이고 주차가 편리한 위치입니다. 1층에 공용주방에 식기류 및 세척기, 렌지 등등 시설이 잘 갖춰져 있어 요리하기 편리하며, 룸 내부도 예쁘고 냉장고가 있어서 좋았습니다. 침대 편안했구요, 연박시 룸 클린 서비스는 유료입니다. 무엇보다 창 밖으로 보이는 풍경이 정말 절경입니다. 주유소도 가깝고 근처 산책하기 좋은 동네입니다.

Super Unterkunft für einen vielfältigen Urlaub
Wir wurden super nett empfangen und eingeführt in die Möglichkeiten der Region. Die Unterkunft ist sehr praktisch direkt neben der Bushaltestelle und Parkplatz gelegen und auch zur Rittenbahn ist es nur eine Minute. Das ist nicht unbedingt idyllisch, dafür hatten wir aber sowohl aus unserem Zimmer als auch dem gemeinschaftlichen Essensraum einen tollen Bergblick. Alles war sehr sauber und entweder recht neu oder gut in Stand gehalten. Die Gemeinschaftsküche ist gut ausgestattet, allerdings wäre es hilfreich eine gewisse Grundausstattung an z.B. Öl und Gewürzen zur Verfügung zu stellen. Praktisch war auch der kleine Kühlschrank im Zimmer. Das Zimmer war gemütlich und auch Bettwäsche und Handtücher waren vorhanden.
Klobenstein hat mehr zu bieten als man vielleicht denkt, mit Bäcker, Konditorei, Café, Restaurants und Supermarkt bekommt man dort alles was man braucht. Allerdings ist man auch mit dem ÖPNV gut an die Orte und Städte der Region angebunden. Man kann von dort direkt loswandern oder z.B. mit Bahn und Seilbahn entspannt nach Bozen gelangen und dort la dolce vita genießen.
Wir hatten einen sehr schönen Aufenthalt und würden die Unterkunft definitiv weiterempfehlen!
Das Bad war sehr klein und die Duschwanne unter einer Schräge, sodass man nur gebückt stehend oder im Sitzen duschen konnte. Für uns war es okay, aber ich denke für ältere oder mobilitätseingeschränkte Personen kann das sehr schwierig sein. Dazu sollte es definitv einen Hinweis bei der Buchung geben. Außerdem war der Stöpsel der Wanne so kurz, dass auch Baden nicht möglich war. Das mag sicherheits- oder umwelttechnische Gründe haben, aber war dennoch schade, wenn schon kein entspanntes Duschen möglich ist.

Alles sehr sauber. Gute Ausgangslage zu öffentlichen Verkehrsmitteln (Bus, Rittenbahn) und vielen Wanderwegen. Wir hatten ein schönes kleines Appartement mit Balkon und Dolomitenblick.
Die Lage ist durch die direkt angrenzende Hauptstraße und den Busbahnhof recht laut. Leider wurden auch noch einige bauliche Arbeiten rund ums Haus ausgeführt...

Hotel recién reformado. Todo nuevo y confortable. Sitio muy tranquilo para descansar. Anfitriones amables. Sitio para parquear. Al lado hay una buena cafetería y varias caminatas para hacer. Buen precio. Volvería.
Por decir algo, en la habitación que usamos solo te puedes bañar sentado, porque es en el último piso donde el techo es inclinado. Pero la tina estaba deliciosa.
