Stayed a Sunday night in the annex rooms across the courtyard so be prepared to bring your coat to go to the restaurant in the main building for breakfast. Buffet breakfast was hot but some ingredients ran out and weren’t replaced very quickly. Pleasant staff and the room was quiet, clean and well maintained. Would stay again if in the area.

This was booked for my parents wedding anniversary. They thoroughly enjoyed it. They don’t usually sleep well in their 70s and set in their ways with ailments etc but they said their room was wonderful and thoroughly enjoys their stay.

This is now the 3rd stay hers, over a a few years - can see the changes, not all for the best - 30 minute breakfast sitting - last day was nade to feel an inconvenience, as we arrived 3 minutes prior to our 9am slot. Gave our room number, was looked at to told we was early - there were 6 empty tables for 2's. She pointed us to a table for 6 - 3 other 2's followed us, to be greeted morning, taken to ta table for 2. Within our 30 minute sitting4 remaining 2 tables stayed empty - unsure what seat plan you use - but a simple swap of room numbers to empty sittings should be an easy task -
Not running water in the bathroom between 8 - 8:30am tried using the room phone gave engaged tone continual, we stayed in the anex.
Friday night had a table reserved for 7, had to ask for an extra chair, as only seated for 6, asjed the lady who walked past us, to be told, its not her job, to find chairs.......as we was meeting family, wd was seated, orderd food & drink, enjoying our catch up for a waitress to come over, to tell us the table was reserved & who seated us.
Childs mac & chesse needed to go back, far too salty & garlic tasting, too strong for a childs meal - was replaced eith a bowl of chips -

The room had a smell of urine coming from the bathroom , the bed wasn’t comfortable the bedding didn’t feel clean, and felt very old and thin ,breakfast was just about ok ,not much choice and not good quality of food .

Lovely comfy bed - good food and good service - the shower unit leaked like a sieve and within minutes the bathroom floor was flooded - used all my towels to soak up the mess and was supplied more to use for myself. (Room 6)

Unfortunately this stay did not match the last 3 visits both Saturday night and Sunday morning we had no water for 20 mins apparently due to guests showering at the same time, also breakfast although time slot booked was pretty shambolic, hot drinks arrived after 30 mins and food was sparse, certainly not up to previous visits all, very disappointing

Staff excellent from reception to bar & serving staff. Food great, enjoyed the two course meal. Colne not far away with shops & a theatre. Had a good stay overnight.

Our stay was amazing value, and handy for a nearby wedding. The room was small but very comfy - great bed. Breakfast was a little disappointing but welcome none the less, and I have to say that absolutely everyone at the hotel was so welcoming and friendly. Already thinking about a return to explore the area in future.

We had a very spacious room with a large double bed , two televisions, and a sofa. There was tea and coffee making facilities with biscuits. No fridge and the hairdryer was at reception. The bathroom was huge with a large shower and claw footed bath. Both the bedroom and bathroom were very clean. We didn't eat at the restaurant for dinner but have eaten there before and it was very good. Breakfast was included in the price but we were surprised to be charged over £3 for a second cup of coffee. The oyher thing that spoilt our stay was the overwhelming stink of pot. We were on the ground floor and the smell was awful. We werent sure if this was guests or staff but it wasn't pleasant.

We had room 5. No full length mirror only one mirror placed so high on wall it was impossible to see yourself in it. I had the Sunday roast meal the vegetables were like slop couldn’t actually say or taste what it was. No defined veg like peas, carrots or cauliflower or broccoli. Staff friendly & very attentive

Overall main areas were fine. Deluxe room was really a standard. Bathroom shower, bath and sink area need updating. Vinyl flooring in bedroom needs replacing. Pillows were lumpy and bottom of divan was dirty, although bedding was clean.

Gorgeous views from a lovely seating area. Large free car park. Tea/coffee replenished daily. Bed wasn’t comfortable as could feel springs. Taking a shower was a problem, lucky to have hot water if the water decided to come through the tap or shower. Breakfast in the dining room was cramped & poorly run. Constantly ran out of orange /apple juice, had to wait for bacon & eggs to be replenished, although was hot & tasty, tea/ coffee was dreadful. Choice of muesli or cornflakes, apple or over ripe bananas, no pastries or yoghurt provided. Staff were friendly & worked hard, but obvious no training given. Would not stay here again.

Having had time to reflect on what we coined at the time as a Fawlty Towers type experience, it almost seems more fitting to re-imagine a different sit-com of the time, whereby maybe Arkwright makes the same trip across the Pennines that we did to start a hotel, joined by Nurse Gladys, to remain ‘Open all Hours’.
The hotel presents itself well and far from a tight-fisted Arkwright style. Indeed if fancy wallpaper and cushions are your thing, then you have landed on your feet. However underlying this is a budget filled approach that cannot be shaken. As for getting what you paid for, well we actually got a little of what the previous guests had paid for, in terms of a half-filled (not half-empty) miniature bottle of shower gel in the shower, 2 out of the original 3 custard creams on the drinks tray and pillows which one can only assume were the winners of a pillow fight that had gone on before. All of this though was only found after we managed to get into the room. Here we needed help as the lock was sticky and it felt like you were going to break the key off. The helpful receptionist though did get us in, you just had to j-j-j-jiggle it a bit !!!
The room itself was compact and not quite bijou. I cannot recall the last time I could stand in the middle of a hotel bathroom, touch all 4 walls without moving, and still have a shower, wash basin and toilet.

Nicely decorated rooms, comfortable bed. Could offer more choice of eggs at breakfast (poached, scrambled). Was shocked to hear from the waitresses that if you want another cup of tea/coffee or even water with breakfast, that you have to pay for it!

Restaurant good and service excellent. Comfortable bed. I was surprised to find there was no hairdryer in the room which is quite unusual nowadays. Its a pretty basic piece of equipment.
