I will not recommend kosh property to anyone.

Location

Too expensive. Not worth for that money. Hidden charges exist. There is an additional $25 no refund needs to be paid before accessing the property . You need to do an additional check in process which is not mentioned initially in booking.com. In that process you have to pay $25 or $200 deposit which will refund after 7 days. You have to choose either or then only the check in process will go through. And they have very strict check out process as well. Not a peaceful stay.

A pleasant and cosy stay in a strategic location

All the amenities were great and the location is fantastic. We love the simple & soothing decor especially the blending in of the wall hangings and ‘The Frame’ tvs in all the rooms as well as the ‘Garden Theme’ bathroom.That was a beauty! Wifi signal is excellent! The check in & out instructions were very clear and easy to follow. Levi & the team were excellent hosts as they will follow up on you just in case there were any issues. Overall we love the accommodation and highly recommend it!

The property was modern, clean and absolutely beautiful. It was easy to access, and had everything we needed. The property is right next to the Waikato river and myself and my partner enjoyed a lovely morning walk 😊

Awesome little house for family weekend in Hamilton

The keyless entry. The bathroom - with glass wall and deep bath. The spacious lounge room and cool picture frame TV's. The decks with views of the river. Proximity to town.

Mixed messages from host about early entry. Was told the day before to contact them at 1:30pm to see if cleaners had left so we could get in at 2pm. Got in touch at 2pm on the day to be told that it would be an extra $40 for entry before 3pm - and they said I should know because it was communicated prior. I went back through all communications and found this was not the case. Felt like a last minute cash grab, and the host refused to accept this. Mixed messages from their team. I paid the $40 - they let us in. Carpet is looking dirty and worm, stains on furniture, coffee machine leaking, kitchen spring-loaded drawers not closing properly, and cobwebs in the hallways. It needs a good deep clean, and some R&M - this is at October 2025.

Comfortable, clean, bright stay

It was a nice location near the river, clean, and well maintained. It was bright during the day and well heated during cooler nights. The hot water was out of action for an hour during our stay but it was communicated well to us during our stay that this was happening last minute.

Possibly a welcome food/drink pack or some breakfast supplies? We got in late the day of our checkin after a long flight and drive and most airbnb places I've been to provide this, but this would just be a nice bonus.

Wonderful retreat

Loved the little details that were attended to like the heatpump that must have been on a timer, was on when we got there and in the morning when we got up, amazing!

Small detail but I did find the oven hard to navigate, not a big deal though!

Perfect place to stay in Hamilton.

The location was perfect for us, with very close access to the river path along which we enjoyed walks morning & evening. Access was easy with the codes provided. The property was very comfortable & we also enjoyed the outdoor deck for breakfast & evening beverages. I was initially worried that I'd be cold in the bathroom with the open plan shower, but I wasnt at all. The fan & heating worked well in the bathroom, water pressure was great & the floor tiles seemed to be non-slip. It is an exquisite bathroom & we also enjoyed the heated towel rail. We appreciated being able to park our car securely inside the gates of the property instead of on the road. This property is very well equipped with heating and lighting including a variety of sensor lights. We also appreciated being able to use a washer & dryer. We plan to stay again next time we visit Hamilton.

We had some issues with heat settings on the aircon units courtesy of a previous guest. The Management Team were excellent in responding to our messages & although we didnt successfully solve the problem, they promised to look into it on our departure.

Really modern and comfortable house just by the river

Such a nice house ! Really impressed with the bathroom and the patio by the master bedroom. We wish we could have stayed longer. The beds were so comfortable and so were the sofas, well equipped in terms or tvs etc… driveway was perfect for our small camper van and the house is located right the riverside walk which is lovely in the morning. Would come again it’s that nice

Our only complaint is that the check-in process is pretty full on, you have to upload your ID on an app before check in, send a selfie of yourself, and pay a 200 NZD deposit that you don’t get back for 5 days after. We also got about 6 messages on booking during the whole stay to check everything’s fine. I understand this might be automated and some guests might like it but we personally think it’s over the top

Immaculate comfy apartment in peaceful location

Absolutely stunning apartment in a beautiful, peaceful location right by the river. Immaculately furnished and decorated. Loved the bathroom with powerful shower and big bath. Levi and his team were very proactive with their communication and checking in with us to make sure all ok Would highly recommend
