About this house rental

Welcome to the heart of Jacksonville Beach! We invite you to relax and enjoy yourself at this recently renovated Jacksonville Beach home. Trade your shoes for flip flops, walk 4 minutes to beach, and `Seas the Day`! This listing includes the entire property. It is a duplex with identical floor plans, upper and lower units, each with 2 bedrooms and 1 bath, and fully stocked kitchen.

This house has been decorated to preserve some of the original charm of a Jax Beach home built in 1946, but has many modern updates for your comfort and convenience.

We strive to provide a clean, comfortable, and enjoyable stay for all of our guests. However, to ensure fairness and consistency, the following refund policy applies:

1. No Refunds for Minor Inconveniences or Subjective Preferences
Refunds will not be issued for minor inconveniences, cosmetic issues, or personal preferences that do not materially impact the functionality or safety of the property. This includes, but is not limited to:
Temporary noise
Minor maintenance needs (e.g., a burned-out lightbulb or loose cabinet handle)
Disagreement with décor, layout, or neighborhood expectations
Linen and bedsheet lint
Minor cleanliness issues

2. Reporting Issues During Stay
Guests must notify the property management team immediately upon discovering any unsatisfactory condition. This allows us the opportunity to address and resolve the issue in a timely and appropriate manner. Reports can be made via platform messaging or email.

3. Resolution Window
Upon notification, management will be provided with a reasonable amount of time to assess and resolve the concern. What constitutes `reasonable` will depend on the nature and urgency of the issue, availability of resources, and access constraints (e.g., guest availability to allow service personnel entry).

4. Refund Consideration
Refunds or partial reimbursements will only be considered if:
The issue is found to materially affect the guest’s ability to reasonably use the property; and

The guest reported the issue in a timely manner; and

Management was either unable to resolve the issue within a reasonable timeframe or failed to make a good-faith effort to do so.

5. Final Determination
All refund requests will be reviewed on a case-by-case basis. The final decision will take into account the nature of the issue, response efforts, and overall impact on the guest’s stay.

- Quiet hours set by the city are 10pm-8am.
- No smoking inside. Dispose of butts appropriately if smoking
outside. Any evidence of smoking inside, or contraband inside the unit will result in a $300 charge for smoke remediation.
- Use dark make up wipes/rags to remove makeup.
- Please allow the shower steam to vent by cracking the window. If this is uncomfortable, open a window and bathroom door upon leaving the bathroom until steam has vented.
- Pet fee: $95
We love dogs, but if your pup barks when you are not home,
we kindly ask that you make other arrangements.

Lead based paint disclosure:
Although this home owner possesses no knowledge of its existence in the home, housing built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not managed properly.

Asbestos disclosure:
Asbestos is not considered hazardous in its solid form until it becomes airborne. This home owner does recognize that the outside of the house siding does contain asbestos. Let this statement disclose to any potential tenant of the known presence of such material and release liability of the owner from the fore-mentioned material for any such exposure/injury during the leased dates.

By reserving our property, you are accepting the risk of the above exposures, and release liability of the property owner. You are also agreeing to our refund policy listed above.

It was a great experience at this property. It was a perfect set up for my family and we hope to be back. The only issue was having towels that were stained. Other than that it was perfect!
