The Villa:

Located in Kerameikos, a historic area that once served as the entrance to Ancient Athens, this neighborhood is now a lively hub filled with an array of restaurants, bars, and cafes catering to every taste. The villa's prime location places you within walking distance of iconic sites such as Monastiraki, Plaka, and the Acropolis.
The famous Ermou pedestrian street begins in Kerameikos and extends to the Acropolis, passing by all of Athens' major attractions, making this villa the perfect base for exploring the city.
For added convenience, the nearby metro line offers quick and secure transportation throughout the city.

•Private heated pool (the temperature remains stable between 27 and 28 ⁰C).
If you wish to adjust the pool at a higher temperature the cost is 75 euros per degree per night.
•1 big living room by the pool with sofa, coffee table, and 2 comfortable cushions,
•1 main living room on the third level with a huge Italian design sofa and a recliner, a flat 55-inch tv with a lot of free satellite channels,
•Modern kitchen with electrical appliances such as fridge with freezer, oven with hobs, microwave oven, coffee machines (nespresso and filter), toaster, boiler. There are pots and cutleries, dishes, glasses, teapot, coffee kit and also coffee (nespresso and filter), sugar, tea (special kinds of Greece),
•A big dining area with a table that can sit up to 8 people,
•1 master Bedroom with a king size bed with anatomic mattress, pillows and all-weather quilt. There is a large closet with hangers for your clothes and personal items, 2 armchairs with a table, an office area and a 42-inch TV with a lot of free satellite channels,
•1 Bedroom with a queen size bed with anatomic mattress, pillows and all-weather quilt. There are 2 hangers for your clothes and personal items on the left and on the right of the bedroom.
•1 Bedroom with two single beds and a sofa bed with anatomic mattress, pillows and all-weather quilt. There is a large closet with hangers for your clothes and personal items.
•1 full Bathroom which has a big shower cabin with glass in the master bedroom,
•1 full Bathroom which has a shower next to the bedroom with the twin beds,
•1 half Bathroom with a big shower cabin on the pool level,
•1 WC on the main living room on the third level,
•Elevator from the basement up to the third level. The master bedroom is at the fourth level and it can be accessed by the stairs.
•Parking
•Strong Wi-Fi-high speed internet for you (+280 Mbps),
•ACs in every bedroom and in the main living room on the third level,
•Ceiling fans in every level,
•Instant water heater system for immediate and continuous use of hot water,

• The breakfast consists of coffees (espresso and filter), various kinds of teas, drinking chocolate, chamomile, wheat rusks, butter and greek honey.
• There are 4 surveillance cameras for security reasons outside the villa. Three of them cover the outside perimeter of the villa and the other one the corridor up to the main entrance of the villa.
For health and safety reasons smoking is permitted only on the balcony or at the yard.

From 1 March 2025, all short-term properties are subject to the Transient Occupancy Tax (Municipal tax).
The visitor is obliged to pay upon arrival (card or cash) 0.75% of the total amount of the reservation.
