The location and views were fabulous
It is tired and definitely in need of some TLC, damaged dining table, grouting in en-suite mouldy, woodwork rotten and peeling.

It's a lovely little place with a great view.
Having been before a few years ago I did notice it's starting to look a little tired also lots of cobwebs and the cleaning could be better after all it's not a cheap place to stay.
I would also recommend maybe a ner curtain for the rear window in the living room as the low sun in the autumn makes it quite dazzling with nothing you can do about it.

Sofa’s not very comfortable and we did not like the 9am checkout, would have much preferred 10am

Sofas - very uncomfortable. Cooker - Had to search for and print off instructions as all knob signs had been scrubbed off. Hoover full, suggesting the cottage had not been cleaned properly prior to arrival, or cleaners given insufficient time to prepare for changeover of guests. In need of TLC but interest probably lost due to cottages being up for sale.

The location was beautiful right next to the sea. It was nice that a bottle of Prosecco and some biscuits were there to welcome us. There were also various cleaning products - dishwasher tablets, washing up liquid etc
The cottage was very tired and in need of some maintenance. Curtains didn’t close properly in one of the bedrooms, hot water tap in the kitchen wasn’t working, insufficient towels, general cleanliness of crockery & cutlery was a bit disappointing and the freezer was so iced up the door wouldn’t close.

Garden at the Armstrong could be more enclosed for dogs. Cobwebs around windows and in bedroom. Shower pressure not great and loose tiles above bath.

Location could not be better. Views of sea and castle but a bit away from the hustle/bustle. Access to castle beach but also quieter Budle Bay. 15 min walk into village and 10 mins to coffee hut on beach. We stayed in two bedroom cottage - beautifully decorated, welcoming and cosy. Kitchen very well equipped - loads of plates/mugs/cutlery. Loved the dining nook - can have breakfast with sea view. Generously sized bathroom with a full bath. Ample parking and enclosed garden. Large shared garden in front of big enough for games plus has fire pit with views of sunset. We came with friends who stayed in Bede which was perfect as gardens interconnected. Just loved it.
Only complaint is the 9 am checkout.
Suggestions that would improve stay - coffee machine would be really useful (there is a cafetière provided, screening hedge between garden and golf club car park for more privacy (not a big issue - they are golfers so park up then disappear to play golf all day), basic supplies like salt/pepper/binbags would be really handy, electric shower not great.

Location was fantastic for our needs. The view of the sea and castle was perfect. I enjoyed watching the sunrise over the sea. The Location for walking perfect and visiting near locations, great retreatto nature. It was nice to utilise the wood burner on a wet cold day. Beds were clean and comfortable. Made the stay enjoyable. The complimentary wine and biscuits greatly enjoyed.
Not clear were items stored, lacked information about local sites (not a problem for us but might have saved time). May be good ti have a useful guide. Partularly,accessible shops and eateries; also advised regarding refuse collection days wold be helpful, the refuse collector seemed annoyed that the bin was not out and slamed this on a tilt on return.

The property location suited our needs exactly and our stay was very comfortable.
Hot water in the kitchen area is low pressure and slow to heat. The en suite shower glass needs a deep clean. Main access door handles need to be reattached securely. Render at rear door fallen off. Some flooring has slipped and is uneven. Bit of general TLC needed….

Location was excellent if you're looking to be out of the village centre where it can be very busy. We loved how close the property is to be the beach.
Property was clean, functional and nicely done, but some aspects looked a bit tired. We didn't see any welcome information in property, which wasn't necessarily a problem for us, but think it can be useful to provide.

Fantastic location, views, lovely and quiet and we really enjoyed our holiday but we were not entire happy with the cleanliness of our cottage. The hoover hadn’t been emptied and when used left an awful smell of dog, also having a hoover right next to where you eat is not a nice experience. There were no basic cleaning products, no surface spray no cloth for wiping surfaces no bin liners no matches or firelighters. The biscuits and Prosecco were a nice touch but would rather have had some essentials instead. There were plenty of cobwebs, thick dust behind the basin in bathroom, black dog hairs in the main bedroom carpet. The curtains in the main bedroom wouldn’t shut, tried to reattach hooks to the the runners and stabbed myself with a shap hook. Considering we had to be out and have the key handed back by 9am, cleanliness should have been absolutely perfect in my opinion.

Property was fantastic. Staff at the hotel where we picked up and dropped off the key seemed disinterested. They were late letting us enter the cottage as had BT in sorting Internet which is fine of course but we didn't get an apology and the guy from the hotel who was at the cottage simply said "well if you want Internet!" By this time we had been on the rosd for 7hrs as had travelled up non motorway from the south coast.
Google hub from neighbouring cottages also trying to connect all the time which was frustrating as we'd turned the one off in our cottage.
That all said though, the location is second to none and the bed was super comfy. I would definitely recommend but don't expect a lovely warm welcome at the hotel when you collect the keys.

Collecting the keys from the hotel, its a very short drive to the cottage with stunning views of the beach. The cottage is beautiful and mixes modern and old charm perfectly. The cottage was immaculate, warm, with a modern bathroom and kitchen and very comfortable bed. The sea is right at the end of the lawn so getting to the most stunning beach in the UK is a couple of minutes walk whilst Budle Bay and views to Holy Island are to the left. A really stunning yet peaceful place. Id defiantly go back again.
The internet connection was not so good and having to check out at 9am which was a bit early.

Badkamer was niet schoon.
Het appartement had veel schuine kanten en opstapjes. Mogelijk zijn andere appartementen beter. Dit was Aiden.
De badkamer was verouderd en heel oncomfortabel
Ik heb contact opgenomen met het hotel maar reactie was niet erg klantvriendelijk/ begrijpend
