Floor-by-Floor Description
First Floor: The first floor features an open kitchen and dining area designed for shared meals. The living room offers comfort with plush sofas, a TV, and access to a private screened-in balcony boasting beautiful views of the bay and wetlands. This level hosts the Primary Suite, featuring a queen bed and a private bathroom. A versatile second guest bedroom is also located on this floor, equipped with a day bed, trundle, and a couch.
Second Floor: The upper level is designed for privacy and comfort. It houses the third guest bedroom with a queen bed and an en-suite bathroom, as well as a spacious fourth bedroom featuring two full-size beds and its own dedicated bathroom.
Outdoor & Extras: This unit is beautifully situated amidst expansive community green space, providing a peaceful and open atmosphere for your stay. Guests can enjoy a variety of seasonal amenities, including an outdoor pool, a playground, and multiple sports courts. For those looking to hit the links, a nine-hole golf course is also available on-site (additional fees apply). Outdoor enthusiasts will appreciate the convenient launch ramp, perfect for setting off in a kayak or canoe to explore the local waterways (please note that watercraft are not provided).

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
CHECK IN & CHECK OUT
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice, and you do not need to contact us to opt-in to it.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. Check in was seamless. Everything was great about property except the description stated an elevator and there was not one. In addition, the dishwasher did not work…did not realize this until the last day. Enough space for 7 ppl comfortably.
