The location was perfect, parking at the rear was also great . Lovely hosts, very easy self check in due to the video WhatsApp I received. This is a gem of a place and I will stay again next time I am up in Aberdeen.

This wee gem of a place was everything we were after travelling up to Aberdeen for the football match for my father's birthday so was ideal for pittodrie stadium also a very kind card and Chocs were left for his birthday in his room and as it was a horrible cold rainy day my husband and myself along with my 6 year old were very grateful for the heating being turned on b4 arrival it was just what was needed plenty of facilities here bed was comfy room was clean breakfast was amazing overall a great wee place we will book again xx

I was looking for a place to stay near the university in Aberdeen and this guest house was ideal - it was very comfortable and clean and there was free parking at the back. I was able to walk to the university in 10 minutes. Breakfast was nice (it was £6 extra) and the kitchen is available at all times so you can cook and heat food at other times then eat in the dining room which was very handy. The bed was really comfortable and I had a good sleep. I would definitely stay here again!
The walls were quite thin so I could hear noise from the next room during the night however this should not be an issue if guests are considerate.

friendly owners, clean, bedroom cosy and warm, lovely relaxing lounge, breakfast was good and enjoyed, very close to bus and train links. I will use as my Aberdeen base when visiting my family.

Both host Anna and Gaurav are amazing. They work really hard behind the scene to make every guest super comfortable. Place is close to the university which was a big help for me.

The property is located just outside the city centre and easy to find. Self check-in was easy. The room was comfortable and ideal for an overnight stay in Aberdeen. The host was very friendly and welcoming. we would happily stay at this location again.

Good location for traveling through Aberdeen, also for sightseeing.
The hosts were great communicators and gave clear instructions for check in. Contacted us after check in to make sure everything was smooth.
Breakfast was good, made to order and plentiful.

We had the best stay here just now. The location is perfect, bus right outside, walking distance to the University of Aberdeen and not too far to the city centre. The room was super cozy, big bathroom and window towards the backside, the living room is very comfy to relax in. The hosts are just lovely and very accommodating. I'd definitely stay here again.

Breakfast was OK though I would have liked a greater choice of fruit and hot options. I got used to the 1-mile walk to the city centre but would have liked decent eateries in the immediate area.
The nylon bedclothes and the uncoordinated decor. A beige overall look is warmer and more welcoming than grey.

I stayed here for the tall ship festival weekend. My room was clean and tasteful furnished. I liked the good lighting in the room. The bed and pillows were comfortable. The window was tight, no draft over night. I enjoyed the breakfast very much. Easy self check in. Good communication with the friendly hosts. I felt safe in a professional house. It’s not far from the city centre and close to the beach. Would stay here again.

Due to its location in the house the room was a bit dark, but lighting was good and plenty of electrical sockets for recharging gadgets. Gaurav was very friendly and welcoming. Useful having a car park.
Breakfast was fine but missed a traditional Scottish breakfast.
Wasn't expecting a self-service key-box until we received the video and messages before we arrived. All went smoothly and Anna did text that everything was ok but we missed the personal welcome.

Not worth what they are charging. Property in general not cared for Room we stayed in had separate bathroom, everything very dated. Carpets need changing, look clean but a bit smelly hidden by lots of air fresheners. Place was clean but needs revamp. Owners don’t like criticism and tell you you’re rude instead of ‘I’m sorry you’re not happy…. If booking try go booking without breakfast it’s the worst we had on our road trip and they couldn’t see why we weren’t impressed.

It was tied. Needed an update in decor and bathrooom facilities. Also get ride of rusty soap holders in en-suite and some mould.. Also should have towels changed daily. Breakfast needs to be more varied and served on hot plates.

The decoration is a bit old fashioned but very clean and tidy.
There was a couple of issues for us the bed in the room was on wheels so kept moving away from head board and also if you tried to sit on it move towards bathroom. I would suggest the wheel betaken off as one could fall when it moves or a child hurt themself.
The other issues we had I asked for a toilet roll for on suit in bedroom to be told by house keeper there whet no extra given. I don’t see toilet roll as an extra it’s something that should be replaced if there none left or when asked for.
Also the cooked breakfast I feel let the b&b down as it consists of scrambled egg, beans, a hash brown and toast, that’s not a cooked breakfast to me or my partner we where expecting maybe bacon or sausage and tatty scone not hash brown. On are first day when we went down for breakfast we were offered it I said no as I would not eat it and was offered nothing else in its place. The owner messaged me to ask how my stay was I explain about bed and also asked if I could have a fried egg instead which she did say yes but I feel the house keeper who was there should have ask if I wonted something else, you could help yourself to toast and cereal but over all we where very disappointed with breakfast and that is something we looked forward to when we go away is a full cooked breakfast

The staff made every effort to ensure we had all we needed, to access the room and property, and know breakfast arrangements. The room was comfortable and had an en suite that was just what we needed. We were glad of the onsite parking.
The owners and accommodations couldn't impact this at all, but we had great difficulty getting a taxi into town from the property, and getting back from town, despite calling multiple taxi companies, all were extremely busy. After being stood up by 2 taxis on our return journey, we stood for an hour in a town queue taxi hub to get back. There were no ubers working in Aberdeen. You may wish to plan well ahead if you need support with travel getting into the town.

This is a gem of a place! Visiting Aberdeen to see friends (and also needed to work too) this guest house was simply perfect for me.
Great points for a fantastic stay:
Very easy to understand self check in - This is by video and detailed instructions so you can't go wrong and can check in to suit your travel arrangements.
Very clean everywhere - room and bed super comfy, tea making facilities in the room.
Parking available at the back of the building and also plenty on street too. This was perfect for me, I was given the back door key and was able to come and go that way when I parked up and take my dog in and out that way for walks.
Make your own breakfast - is perfect. There is no waste this way, there's plenty of cereals, toast, pancakes and condiments. If you are wanting to have some of your own things or something cooked you can do that as there is a fully fitted and functioning kitchen. Just bring / buy your items and keep them in the fridge and cook as needed.
You can have a takeaway delivered to the guest house (or bring it back) and are welcomed to eat in the kitchen and dining room using the crockery and facilities.
They have a large lounge which has comfy chairs and music to delight too in the guise of LOADS of CD's - I sat in here during a couple of evenings and enjoyed playing some CD's while I was there.
The guest house is within easy walking distance of the town and also the beach. There are also buses just along the road. The beach is really lovely and one day I walked from the guest house, through the interesting cemetery across the road, through the back streets into the town. Then around the docks areas, seeing the boats and ferries that take you to the Islands. Coming back we went via Fit Dee which is a fabulous time warped experience and came back along the coast to the guest house - couldn't be better for an urban walk !

No Biscuits in the room, ( that's being picky and light hearted comment ). Car park was a little tight for a larger vehicle, but managed to drive in and reverse out of the car park.

The location was perfect, the parking was great and generally the place was very homely with a nice lounge and eating area. Breakfast was enough too. Hosts were considerate and approachable throughout. 10/10 for sure.

The room was cosy and well equipped with tea, coffee, biscuits, hair dryer plenty of towels and soap etc. also local information folder. Self service breakfast with no time limits suited us very well. Communication excellent.
Not much to dislike, however, in our room the en-suite shower was quite small okay for us but would not suit a large person! Would have liked orange juice at breakfast!

Breakfast. U had access to the kitchen and breakfast food. Lounge was excellent with Netflix tv available. On a bus route to town centre (10 minutes away).
The only thing missing was a tv in our room but didn’t prevent us enjoying the guest house. Usually have it on before going to bed re film etc but not a big deal
