I would not recommend this accommodation. The bedroom had visible mould on the wall directly above the bed and the room felt damp. This is a health concern, especially when you are sleeping in that environment. The bed sheets clearly had not been changed — there were crumbs and hairs on the bedding. The mattress was extremely old and you could feel the springs through it, making it very uncomfortable. As a result, I had to book a hotel at my own expense and did not receive a refund. The photos online do not accurately reflect the current condition of the room. I hope this review helps future guests make an informed decision.

Self check in ability

We tried to check in at 14:47 as we thought this would be ok. Upon entering the room a man (i assumed owner) came running in saying it was not ready yet. However. The bed from the previous person was still a mess and had not been tidied ready for my stay. There is no way he was able to clean that room in 13 mins ready for our stay as well as change the bedding. Really bad experience. No toilet roll provided. And general felt dirty.

Great value for money

Good communication prior to my stay, instructions received on time. Location at the edge of the city centre is perfect, close walk to most shopping and restaurant areas. Instructions provided made it easy to enter the house and the room. Room is small, but has everything you need for a night.

The bed is a bit soft to my taste, was not good for my bad back, but if you're not as old as I am, you'll be fine! I also couldn't figure out how to turn the lights on in the shared bathroom.

Location is excellent, found Belfast to be a very walkable city, so this was an upside. Room facilities were decent.

Communication could’ve been better. Started off okay with an early message for check-in/out + details about the property. However one day the hot water wasn’t working, so I messaged the contact number, with no reply. Ran out of toilet paper in the shared bathroom.

The code getting into the room and auto lock was a serious pain. The code is way too long. The front door should lock behind you, not the bedroom. It’s a mess in the middle of the night. You can hear people typing codes in all night. A washcloth would also be nice.

Awful, DO NOT BOOK

☆ Extremely Disappointing – Misleading Listing and Last-Minute Rule Changes We booked this property months in advance for a friend’s birthday, and the experience was incredibly disappointing. The day before we were due to arrive, the host suddenly informed us that we would only have access to our bedrooms and a shared toilet — no kitchen, no living room, despite the listing clearly implying full access when we originally booked. None of these restrictions were mentioned at the time of payment. She also told us there could be no noise after 10pm, which is impossible for a group celebrating a birthday and was never stated in the listing. On top of that, she insisted we leave one of the parking spaces free for her own use, which made us feel like she was actually living on the property — another detail that was not disclosed. When I asked about these changes, she simply ignored my messages for hours, only then to reply with the same copy & pasted message she had sent at the beginning with the rules. To make matters worse, she then edited the listing afterwards, making it impossible for me to take screenshots of what was originally advertised. This entire situation felt misleading and unprofessional. I would not recommend this property to anyone planning a group stay or expecting transparency from a host.

Good because of the location, but no more than one night

The only good thing about the room was the location. It was quite close to the city center (about 10 mins walk). So regarding the location good value for money.

Our room could not be locked and the owner didn’t ever replied to my messages.. the key for the entrance door also didn’t work, we had to use other guest’s key. It is a shame that if it would be up to the host we couldn’t even get into the house. No communication or help. It is a shame that they can rent this place with this attitude. Otherwise it would have been good for 1 night but no more.

The house was poorly maintained. Very dirty and dusty. There were bugs in the rooms. I walked into the room I was staying in and found a ring of tea or coffee on the table that hadn’t been cleaned up after previous people stayed. The description of the house for example that we could use the facilities like the kitchen or living room was not true. The owner of the house is also staying there which we had no problem with until he wanted to call the police on us for sitting in each others rooms as soon as we came into the house to gather things that we left in one room.

Very close to the center Bed was good

To much air freshner, got nauseous from the smell. Old towels, were still wet from the other guest. Had cold water and no heating. Texted the owner, said the maintance guy wil come tomorrow, in the mainwhile i had to turn the boiler on. Didn't work, day after problem was not fixed. The whole stay i had no warm water or heating. Was very cold. Other guest complained also to the host.

My room was given to some one else, they gave me a room in a different place very far

They have my room to someone else despite paying the booking fee in advance, I was told that the key will be in the key box when I opened there was no key , I was waiting for 3 hours untill some one answered the phone , very strong smell of where hit my head when I went inside to use the toilet , wrong location on google maps.

I looked for days for suitable Belfast accommodation. We wanted to be central, but we also needed parking. I could not believe the value of "House near Castlecourt shopping." You're a 10 minute walk to all the best the Cathedral Quarter has to offer- vibrant pubs, live music, epic street art. Restroom is shared, but we never had times conflicting with any other guests. This stay provided more than I hoped for. Belfast is amazing and I can definitely recommend this as your home base.

Location close to my venue, free parking . Spacious room. Good instructions etc

No water in the room to use the tea or coffee ( a jug of water would have sufficed ) . Bed needs new mattress. Took a while to find the light switch in the bathroom ( a little note would take care of this ) .. no breakfast option .. a bolt on the inside of bedroom door would make solo traveler ( esp female ) more secure . Nothing major here …

We were emailed a long list of instructions the day or so before, but all of the instructions were marked as important and nothing highlighted to make it easy to find. Additionally, the code listed on the email did not match the code on the app. We let the owner know ahead of time that we would be arriving late. Per normal, we checked the booking on the app and were not able to use the message function for whatever reason. I failed to check the email again (I had read it a few times before but found it confusing along with the fact that this was our fourth place to stay at this week). This led to us calling the owner late at night. He kept telling us to read the instructions and was difficult to hear on the phone. It was very much a fend for yourself situation. I felt dumb and should have checked again but did not appreciate feeling belittled late at night in a new city in an area that seemed unsafe. I would recommend that if these instructions are so important that they be added to the app. Emails get lost easily, especially when booking.com sends multiple promotional emails a day/week. Again, the fault was mostly with me. But will not be booking here again. Additionally, the bedding had a very strong scent, like too much washing liquid. And there was a cat that followed us in. Due to the signs saying no pets, we assumed that the cat shouldn’t be in the house and returned him outside. Hope that was ok.
