Excellent period property in city centre location. Very friendly and helpful host. Plenty of room with a large living space. Nice comfy 4-poster bed. Easy acces to local services and parks. A great place to explore Bath from.
Warmer living room (it was winter)

The room came as promised with plenty of amenities, plenty of room and lots of period features. The bathroom was splendid and I enjoyed a relaxing bubble bath in my down time. The host, Pete was knowledgable and welcoming and not short on suggestions. Would recommend to anybody. Bath was a lovely city, but the room made the holiday special. 5 stars. Thx -Aaron from belfast
Not much - was very pleased. Do note that Sundays and Mondays the pub shut early in Bath !! Was caught out on the search for somewhere to read my book and have a red wine.

Our recent stay was truly memorable! Peter demonstrated exceptional service orientation, always attentive yet wonderfully discreet, making us feel both cared for and completely at ease. The accommodation itself radiates an old-world charm, adding a unique and authentic aura to the experience. We also greatly appreciated the thoughtful touches: daily cookies and coffee capsules, milk and orange juice in the little fridge, and plenty of hot water for our showers.
Its location is perfect: just a short walk to the center of Bath via the picturesque Putney Street and bridge, which made every stroll delightful. One of the highlights was the stunning, oversized Christmas tree in our living room space. It created a warm, festive atmosphere that made our stay feel magical.
While the building retains its historic charm, it may not reflect the pristine condition of a newly renovated property, but this authenticity is part of the experience.

What a wonderful place to stay in every respect, with such a welcoming host. I felt like I was staying in the lap of luxury, and really appreciated the biscuits and toiletries too.

This was a most delightful and charming place to stay. I was travelling solo, which was ideal for the size of the bedroom. The four-poster bed is supremely comfortable and decadent, but you wouldn't really fit your six-foot+ Mr Darcy in the room along with you!
Having the floor to yourself, with the use of a splendid drawing room is an absolute bonus, and is a wonderful way to relax in between activities in this spectacular city. The host is a treasure; the array of refreshments was wonderful and is a font of local knowledge and helpful tips.
The location is also marvellous, within safe walking distance of all the central attractions. Super value for where it is.
I'm sure the host won't mind me pointing out that this beautiful Georgian property is 'shabby chic' and the curtains are well worn, with a scattering of cobwebs here and there atop the posts to add atmosphere! (It may have been because I stayed at Halloween)! This would not detract me from staying again and from highly recommending it to others.

Everything was perfect. We had such a lovely stay thanks to Pete and Liza. They made a big effort to make our stay special. Communication was great the whole time.
The property itself is in an ideal location, a 10 minute walk from most things.
Couldn’t recommend this place enough!

The room was quite dusty and a little shabby.
I fell in the shower, injuring myself. There was no bath mat.

The property was amazing, walking distance to the heart of bath. We were there for the jane austen convention, and everything turned out perfect. Pete is also an incredible host! We recommend this place 100% and we will sure come back!

Location is a 15 walk to bath attractions , and the host Pete is very informative
Very very run down accommodation, unclean , broken windows , furnished with what seems are the contents of a skip .Booked 3 nights , managed 1 before leaving for alternative accommodation. If your idea of a break in bath involves staying in what I can only describe as a squat , this one’s for you! Also , watch out for the cat diarrhoea in the hallway 💩

Loved it! Location was easy walk into the heart of Bath and it's main attractions. We were able to park on a street close by and the owner Pete helped us with this as well. Spacious bathroom and coffee, tea and snacks with milk in the room.

Friendly welcome and some very nice touches. Coffee pod machine and an electric jug for frothing milk, milk and orange juice left in fridge and lovely biscuits. Nice big bathroom with a lovely bath, of which I made use of. Location is brilliant. Fan left in room which was very much appreciated! This property feels like a home from home.
Decor needs attention, it all felt a little thrown together, unfortunately this property was not our cup of tea at all! Bathroom isn't en suite but we had top room of which the bedroom and bathroom are only on that floor so we had exclusive use of it!

Beautiful authentic setting, walking distance from the vibrant and intriguing centre of Bath. Lot’s of space and all your basic needs provided for in bathroom, bedroom ànd drawing room :)
Don’t let the outside fool you, a little Georgian gem is hiding behind that door.
The mattress maybe felt a bit close to ready for a replacement, and maybe an extra round of dusting here and there wouldn’t hurt,
but important to remember that with authenticity comes age. This house definitely breathes the charms of old age and the town’s heritage, with a few endearing cracks here and there.
The hosts are super responsive and helpful and their enthusiam about their town is absolutely contagious!🫶

The host was awesome
It was dirty, bed was terrible, cats defacated in the lounge but the host was accommodating and refunded us for our second night and we booked into a local hotel. Hot water didn't work and you either burned or froze.

Lovely host welcome on arrival, informative and friendly, offering suggestions and answers to our questions. Arranged permit parking which was easy to find at rear of property. Keys to front door, this is Peters home, that you share, however very private didn't see a sole, other than the cat once or twice. Fantastic location, easy walk in to city.
Large authentic bedroom and super size bathroom. Lovely bonus of a fridge, stocked with milk and OJ.
Hot water took a little while to happen, being on 2nd floor had longer to travel, Peter did mention this on arrival whilst being shown around, which was good. It is located on a main road, traffic can get a little noisy at times, however we were out most of the time so not a problem for us.

I am afraid we didn’t stay a single night as it was so dirty
The property was very unclean and run down , it really spoiled our weekend that we were so looking forward to.

Huge room. Huge bathroom. Both character full and functional.
Host helped us find street parking space, arrange parking permit for three days, assist us with luggage.
Good location close to centre and many gardens and Holbourne Museum whose cafe do great breakfast from 10am.
Room is on high second floor. Not appropriate for some.

This is just what it said it would be. A beautiful 18th century Georgian room . We had the whole second floor to ourselves.
We were looked after so well by the owner and we would highly recommend anyone to stay here.
That we could not have stayed longer

Where do I begin… the property owner is a very kind man, who helped us with parking, sites and pretty much anything you could wish for! We both were somewhat acquainted with Bath (having both gone to university there) so we already knew our way around a bit, but if you don’t, Pete has so many great recommendations and tips for getting around. The location is lovely, a perfect mix of being close to the city centre (15 minute walk) and having some lovely nature on the doorstep (the Henrietta Gardens were a personal favourite of ours). Also some great places to have food are very close, namely Taylor’s Bagels (10 min walk) and the Roasted Lemon Cafe (5 minute walk). The actual room is lovely, not only full of gorgeous Georgian furniture and decor but also very functional. Plenty of room for old chums to come over and put the world to rights over some great Indian food and some lovely tea/coffee making facilities. A very handy mini fridge is also available to store leftovers and milk and juice. Would very highly recommend and will most certainly be back whenever I am in Bath! Thank you once again Pete for the lovely stay!
Nothing - it was perfect (see above if you don’t believe me!)

What a breathtaking Georgian house, authentically furnished, with fascinating historic features. I particularly loved the drawing room as it felt like I was sitting in a Jane Austen period drama. It was quiet at night and Pete, the host, was incredibly friendly, helpful and accommodating. The location was great.

Location was perfect for ease of accessing the town with only a short walk.
Finding the property was easy for a first time visit and parking advice was perfect.
Peter was brilliant with advice on places to visit, eat and advised he was always on hand should we need him.

Very handy to all of Bath's attractions. We had the whole second floor of a beautiful period house. Massive room and the biggest bathroom I have ever seen.

We had a fantastic weekend away at the property. We loved the beautiful spacious living room and very cosy sofa and amazing natural lighting. In the bedroom I was very impressed with the very comfortable bed (best night sleep I’ve had in ages) everything was easy, nice and clean. Fantastic location just a short walk to the city centre very easy to get back and forth it makes a perfect base plenty to see and do and loads of nice places to eat/drink and shop.
Pete was absolutely wonderful from the moment we arrived we felt very welcomed and he has a great knowledge of the local area as-well as interesting history of the property. As a host we could not fault him he was lovely , easy to communicate with through the booking process and very accommodating 10/10.
We are excited to return in the future and have also reccomend to our friends and family. I would definitely recommend booking if you are looking for somewhere comfortable and walking distance to the town.
Thanks again Pete and Liza!
