Enjoy a whimsical Period Drama theme that will transport you to the English countryside for an imaginary stroll with Mr. Darcy, tea with Marie Antoinette or for a ride on an old Valyrian dragon. This house is great for families, entertaining, events, and large gatherings.

Sleeps 16 guests, and seats 16 guests in the indoor and outdoor areas. Pet and kid friendly, this centrally located home is 14 miles from Downtown Denver, 12 miles from Red Rocks, and 19 miles from Boulder.

There are 5 bedrooms and 12 beds which is enough to sleep 16 people.

LIVINGROOM
Just off the main entrance is a living room where you can curl up with a good book such as 'A Court of Thorns and Roses' or log in to any streaming apps to watch all your favorite shows or movies on the smart TV such as Braveheart.

KITCHEN/DINING AREA
The fully equipped kitchen has all your basic needs to prepare meals. The host can also be contacted directly if your party is interested in renting the "Mid Summer Night's Dream" dinner party décor that is shown in the photos. The décor is for either indoor or outdoor use.

Inside, there is a dinette area with seating for 4 and a coffee bar with 2 Keurigs to enjoy your morning coffee or tea. Step over into a roomy dining area with a dining room table that accommodates seating for 12. Between the two tables, that's total seating for 16 guests!

BACKYARD
Through the patio door off the dining room, you will enter into a fully fenced backyard with an outdoor dining table that seats 10 with a nearby gas fire pit that seats 6. The gas grill, cornhole, hot tub, patio seating, 3 hanging chairs, hammock, bistro lighting and yard twinkle lights makes this a magical area in the evenings. The property is pet and kid friendly with a fully fenced in backyard, and allows for plenty of space for roaming and play.

BASEMENT
Finally, in the basement you will find a game room and movie theater with an 85 inch tv. Play a fast-paced, entertaining game of foosball or try your luck at Hot Shots, Connect Four, and Board Games! There are two bedrooms in the basement with King sized beds. One of our basement bedrooms also includes a WFH desk for the digital nomads or for those looking to catch up on a few emails.

BATHROOMS
There are three newly renovated bathrooms in the home. The bathroom upstairs off the kitchen has a bath tub, and the bathroom in the master bedroom down the hall has a standing shower. There is a third bathroom in the basement that also features a standing shower.

UPSTAIRS
Upstairs features an open living/dining concept, kitchen, two bathrooms and three bedrooms (one with two twin bunk beds with trundles (6 beds), one with a queen sized bed and one with a king sized bed).

DOWNSTAIRS
Downstairs features a movie theater, game room, one bathroom and two bedrooms. Both bedrooms have a king sized bed.

There are two twin roll away beds provided and stored in the bedroom closets (one upstairs and one downstairs), that can be placed in any room for additional sleeping.

HEAT AND AC
The thermostat is controlled remotely and the host can be contacted through messaging to adjust the temperature. Multiple past guests have physically damaged the thermostat resulting in costly replacements each time, so this adjustment was made to better protect the home. The host is happy to adjust the temp remotely any time it's needed, please don't be shy! Otherwise, the temp is set to a comfortable 70 degrees.

HOT TUB MAINTENANCE
The hot tub is maintained after every checkout by the cleaning team. If the hot tub needs to be drained or cleaned due to misuse including if trash, alcohol or anything icky is found in the hot tub or if the hot tub cover or hot tub itself is scratched, ripped, bent, burnt, dented or damaged in any way, additional fees could apply.

TRASH CANS
There are small trash cans in the bathrooms and one larger trashcan in the kitchen. If guests need access to bigger trash cans, there are three 50 gal totes in the backyard on the side of the house. This home caters to large parties that generally generate large amounts of trash. Trash is picked up once a week by the City of Arvada. Although the larger cans are often full, they are kept out of sight on the side of the house. Guests who happen to stay through Sunday will receive a message asking if they would bring the cans to the end of the driveway for Monday trash pick up. If guests are not able or willing to do so, it's ok!; they can respond to the request and other arrangements will be made for the trash.

SAME DAY BOOKINGS
For same day bookings, meaning bookings made on the same day of check in, check ins may need to be pushed to 6pm in some cases to allow cleaners time to adjust.

ACCESS
There is a 36" wide ramp up to the home that can provide easier access for users of wheelchairs, walkers or canes. The front door is 36" wide, the bedroom doors 29", the bathroom doors 23.5" and the entrance to the open shower on the main floor is 30".

SECURITY
The property is solely used as short term rental and therefore is occasionally unoccupied for several days at a time. To better protect the property while it is unoccupied, the entrance is monitored by a Ring camera. There are no cameras inside the home. There is a fake security camera in the backyard to discourage any trespassing and unauthorized use of the hot tub, grill and fire pit while the home is unoccupied. To better protect the amenities and home while unoccupied, the side gate to the backyard also remains locked.

GUEST COUNT
Please be honest about the number of people staying when you make your reservation. Each additional guest over 7 guests who were not disclosed at the time of the reservation will be charged $40 per night per person. The home has 12 beds and can sleep up to 16 guests.

POSSIBLE FEES
Pets are welcome. However, for guests who do not pick up their pet's waste and leave it either inside the home or in the backyard an additional fee of $100 will be charged. For pet urine, a carpet cleaning fee of $300 will be charged.
