About this house rental

My shepherd's hut is tucked away in the wooded area at the bottom of my 4 acre garden.
It's open plan with ensuite bathroom with electric shower
There is a woodburner for cosy nights in and a fire pit with BBQ for summer nights under the stars
The space
open plan living with separate shower room to one end, there is a well equipped kitchen area with hob , microwave with grill , small fridge , kettle and toaster. All linen, towels provided for you. There is tea, coffee, sugar,milk , eggs from our chicken's
IA lovely home made shepherd's pie, or fresh vegetable potato topped pie can be found in your fridge for £10 for 2 people please order in advanced
there is a woodburner with legs provided

The hut is set in the woods at the bottom of my garden next to Woodbridge golf course .
there is plenty of room around to walk,sit out, and enjoy the evening under the stars around the fire pit

We had a three night stay in Decenber and loved the coach house! It had everything we needed and the owner was lovely, leaving us fresh eggs, milk and orange juice! The fire was so lovely of an evening and there is a great pub within a few minutes walk! Precious reviews have mentioned this being on the main road but once in the house, you can't hear it and the main bedroom is at the back so we heard nothing!! Ideal holiday location, we really loved it!!

Just a quick review having recently returned from a break in Suffolk during which we stayed at the Coach House. We all had a fantastic time enjoying the sites and doing many of the great activities the local area had to offer. The Coach House was perfect for us, lovely and airy in a fantastic garden. The owner Jane was incredibly welcoming and helpful, she even gave us some eggs from their chickens, yummy! The property had obviously had some recent upgrades and the cleanliness was perfect. It was really comfortable and had all the essentials for a great stay. We even had a BBQ one evening in the garden whilst our children made dens in the garden! The swimming pool was also a massive plus. Would highly recommend and will definitely return!

The property is marketed well, looking attractive and very rural. Our view is that its a great base and a nice enough place it yet lets itself down with mainly basic issues. It would seem these have been fedback many times without being positively rectified. Firstly, the good points. The property is in a perfect location for exploring the hidden gems of Suffolk. Some fantastic pubs and eateries are close by. The look and feel of the property is charming enough and whilst perhaps not as quiet and rural as suggested the building style and surrounding woodland is pleasant. Without sounding pedantic the negatives outweigh the positives, the main complaint being the cleanliness once inside. Described as situated within large country grounds, it isn't mentioned that these are a little dilapidated (overgrown/unkempt, broken window frames lying around) and a busy road runs directly in front of property, in fairness the noise from the road once in the house is minimal. A swimming pool and fresh veg off the owners plot are included in the description. The pool was a big draw for us with us when booking, as it is great to have this option with our 4 year old. Unfortunately the pool is directly outside owners house and the water looked unclean (green!) I think veg may have been available at one time but the land, whilst mainly wooded doesn't appear to have been worked as a small holding for some time. The property itself isn't in bad condition but doesn't appear to have had basic upkeep carried out I.e. windows washed, or a lick of paint for a good while. It's certainly not in poor condition but with a bit of love and time it could be so much more appealing. The owner Jayne seems lovely, from the 5 minutes I saw her. It's great that she's not in your face like some owners when you feel your every move is being scrutinised however a bit more interaction would help. On this point the creation of a good clear pack for the property clarifying logistics and the basics would be a help. The biggest issue for us was general cleanliness and broken/missing furnishings. It is self catering but we wouldn't attempt any food prep without a decontamination of kitchen. Bedroom windows without blinds = young children awake early! Just sitting on sofa produces big dust cloud! The place feels unloved with minimum effort expended on property that could be a genuine 4 star with attention to detail. As it is it just scrapes a 3 and could in some eyes be a lowly 2 which is a real shame!
