About this villa rental

The villa "Provenzale Clos de Minerve" is located in Cap d'Antibes and is perfect for an unforgettable holiday with your loved ones. The property, spread over 3 floors, consists of a living room, a fully equipped kitchen with dishwasher, 2 bedrooms with en-suite bathrooms on the ground floor, and 2 bedrooms with en-suite bathrooms on the first floor, accommodating a total of 8 guests. For additional guests, there are two more rooms and a bathroom located in the basement. Further amenities include Wi-Fi, TV, washing machine, and dryer. A baby cot is also available. The highlight of this accommodation is the private outdoor area, which features a pool, an open terrace, and a covered terrace. Free street parking is available, as well as 2 garage parking spaces. Pets are not allowed, smoking and parties are not permitted. Children must not be left unattended in the pool area, as it is very dangerous and a leading cause of accidents. Air conditioning is only available in the rooms on the ground and first floors; there is no air conditioning in the basement.

We had planned this trip around my husbands 70th birthday for our family of 10 adults and 2 small children to join us at a special place we could all be together. It was booked in January for arrival in August. The photos on the website were vastly different to how things actually looked and worked. There was no mention of the fact that the downstairs bedrooms were a bit of a dungeon. No air conditioning, and the only windows were filthy and dusty. The whole area smelled of mould. We asked the agent to purchase fans so at least they could have some air down there. The kitchen was very small, hot plates only worked intermittently, and the sink flooded, requiring a plumber. Upstairs bedrooms are a good size with ensuites and lovely balconies with views to the sea. They’re the only rooms with air conditioning, that didn’t work properly, despite a request for it to be fixed. The pool is great, a godsend for the hot weather, again needing maintenance, but not bad. Outdoor dining area dirty and dusty, lights throughout needing new bulbs. The entire area needs a good pressure wash. Overall it is a beautiful property which deserves to be brought back to its true potential. if things had been disclosed appropriately we would never have chosen this property. It is on the market for sale and it seems there is no money being spent unless necessary. Coming from Australia, it was a massive trip to take on and for 35k AUD, it was well below our expectations.

My friends and I spent a great few days at Villa Provenzale Clos De Minerve. The pool is large and the water warm. The outdoor space and BBQ area worked perfectly for us - eating outside every night. We hired in a chef on the last night and had a great meal. There is a small cafe within a 10 minute walk (on Bd Francis Meilland). Each day we also walked down to the beach at Plage de la Garoupe and had drinks at the beach bar - which had a chilled vibe.

Pros: The house itself is stunning, gorgeous backyard with a beautiful outdoor eating area and pool. Rooms are mostly comfortable (excepting the one in the basement, which is less ideal) and there's plenty of space to lounge, relax, etc. inside and outside. It's well located about 10 min drive from the train station, but you can walk to the beach, some restaurants, etc. Cons: Having to pay for the linens wasn't ideal, particularly considering the linens given were pretty bare bones. There was a general lack of hospitality — no extra toilet paper in any of the bathrooms (when I informed the host, he didn't acknowledge the message), one of the bathrooms still had trash in it when we arrived, the wifi barely worked outside the living room area. I also had to follow up to receive the deposit back, took nearly two weeks after check out.

The house was wonderful and only upstaged by the garden and pool, providing an excellent indoor/outdoor living experience. The location was also nearly perfect, just a short drive to Antibes’s old town and nearby beaches. Cannes was also an easy drive, as was Nice, but a little further. The owner and manager kindly arranged an early check-in, which was important to us as our flight arrived at 8AM and we were traveling with our 4 month old granddaughter and her 3 year old brother. We highly recommend the house for an enjoyable holiday for the entire family.

Large traditional villa in a great location within reasonable walking distance of beach , the centre of Antibes and Juan les Pins. Really lovely outdoor space with large pool.
